Role Description
Lead Maintenance Technician
SUMMARY
Performs administrative services, inspections, and repairs in addition to performing skilled work in one specific field such as electrical, carpentry, painting, locksmithing, HVAC/R, and/or plumbing. Provides oversight and coordinates assignments for the maintenance team. Manages outside contractors and service technicians.
Lead Maintenance Technicians perform the most difficult and responsible types of duties assigned to the maintenance team within this series including the provision of lead support for assigned staff.
REPRESENTATIVE DUTIES The following duties are typical for this position.
1. Leads, plans, trains, and reviews the work of maintenance staff; observes and complies with federal, state, and local codes, laws, and regulations; participates in performing the most complex work of the unit including organizing and assigning work, setting priorities, and following up to ensure coordination and completion of assigned work.
2. Utilizes computer/ipad and Propertyware management software in the processing of work requests, team communication, and material and/or information searches; estimates materials, and equipment required for jobs assigned;source required materials; maintains a variety of reports and records; may assist in estimating time required to complete jobs.

Performs administrative services, inspections, and repairs in addition to routine skilled maintenance duties within the specific hired trade such as electrical, carpentry, painting, locksmithing, HVAC/R, or plumbing; performs general unskilled and semi-skilled maintenance work and may assist in other
4. Utilizes GSuite (Gmail, Google calendar, Docs, Sheets) to communicate and track projects/Move ins/Move Outs/Preventative Maintenance/pest control, etc.
5. Turnover Units and make ready for new tenants
Qualifications
Experience in Equipment Maintenance
Skilled in Troubleshooting and Preventive Maintenance
Expertise in Maintenance & Repair tasks
Excellent problem-solving abilities and attention to detail
Ability to work independently and as part of a team
Good communication skills
High school diploma or equivalent; technical certifications are a plus
