This year's spring market is giving us a big increase in listings! The spike in listings compared to last April, allowing buyers more options and less competition.

Year-over-year growth has slowed a little, with prices rising in most of the Metroplex, although moderately. Rockwall, Parker, and Collin Counties has seen a drop in prices compared to this time last year.

Although inventory is still low, the bump in listings is a win for buyers. Across the Metroplex, residential real estate is seeing healthy stats, although affordability could remain a challenge for potential homeowners.

This year, due to a change in the Texas Property Code, some homeowners may be required to reapply for their homestead exemption. The new change requires Appraisal Districts to confirm the elegibility of their exemption at least once EVERY 5 YEARS. Previously, once the exemption was filed, it stayed with the property until it was sold to a new homeowner.

To help with this change, some appraisal districts have begun to mail letters and applications to homeowners. If you receive a letter from your appraisal office, take care of it quickly. If you fail to reapply, you will lose your homestead exemption, meaning a much higher tax bill. Mark your calendar for the correct deadline for your appraisal office and submit any necessary supporting documentation in time to continue to SAVE MONEY.
