Today is Dolly Day, and here’s a little real estate fact I love: Dollywood has a replica of the two-room Tennessee mountain home where Dolly Parton grew up. It had no electricity or running water, but it was the place where some very big dreams began.

I love that Dolly chose to share that little cabin with the world. Of all the places her dreams took her, she never forgot where they started.

New Orleans market update, part 2 of 2. 🏡

French Quarter/Tremé and the C*D both had such thin single-family sales this month that the honest read comes from all property types instead, this is a condo-and-cottage kind of market, building by building. Marigny/Bywater held steady on price with more breathing room for buyers, supply is over 10 months there now.

Algiers is quietly one of the best values on the Westbank, prices up, but sellers are still landing close to asking (98.5% of list, the strongest in the city). And New Orleans East only had 6 sales, so treat that median cautiously, but growing inventory and fast turnaround make it worth a look for buyers.

The theme across the whole city this month: don't trust a single number to tell the whole story. That's true whether you're buying your first home or your fifth. Happy to break down what any of this means for your specific search.

New Orleans market update, part 1 of 2. 🏡

Five different neighborhoods, five different stories this August. Uptown is the tightest market in the city right now, just 3.3 months of supply, and closings jumped 22% even as inventory shrank. Garden District only had one home close all month, so if you're curious about that pocket, we lean on comps and the 24 active listings instead of chasing a single data point.

Mid-City actually softened a bit, both median and price per square foot moved down together, so there's real room to negotiate there right now. Gentilly told a different story: the median jumped but price per square foot actually dipped, which usually means bigger homes sold, not that values rose across the board. And Lakeview is scarce, inventory fell over 40%, but price per square foot backed up a genuine 9.7% gain.

Every one of these markets needs its own read, not just a headline number. If you're wondering what's happening in your specific block, that's exactly the conversation I love having.

Metairie Market Snapshot: August 2026 📊

Since I live right here in Bonnabel/Lakeshore, I like to keep a close eye on what's actually happening in our pocket of Metairie versus what the headlines say.

Old Metairie: The median sale price jumped to $715,000, but that number is doing a lot of heavy lifting from luxury homes trading in the mix. The number that actually tells the real story is price per square foot: up 17.8% to $276. Supply is tight here too, down to 3.2 months from 5.5, so if you're buying in Old Metairie, come prepared to move.

Bonnabel: This is one of the steadiest, most balanced pockets right now. Median price is up 13.7% to $352,500, and price per square foot moved right alongside it (up 14.7% to $208), which means this is real value growth, not just a shift in what's selling. Homes are averaging 49 days to contract, a week faster than last year.

Bottom line: East Jefferson is still a balanced market overall, but our little corner is telling its own story. If you're thinking about buying or selling in Bonnabel or Old Metairie, I'm happy to walk you through what these numbers actually mean for your specific situation.
