“AS IS” in a Louisiana real estate contract isn’t what most buyers assume. Two key things to know:
 
1️⃣ “As Is” means the sale is made without general warranty, but buyers still have the right to inspect the property if a due diligence period is included in the contract.
2️⃣ After the inspection, buyers can request credits or repairs, but sellers aren’t obligated to agree. It’s entirely the seller’s choice whether to grant them.
 
⚠️ Important for sellers: If you know upfront that you won’t be offering any credits or concessions, that needs to be spelled out in the “Other Terms and Conditions” section — something like: “Property is being sold as is. Seller will make no repairs or give credit for any repairs after the inspection is done. Inspections are for informational purposes only.”
