🏢BIG changes for condo buyers and sellers, effective now.‼️

As of August 3rd, Fannie Mae and Freddie Mac eliminated the "limited review" process for condo loans. That means lenders now have to dig much deeper into a condo association's finances, reserves, maintenance, and insurance before a loan can be approved.

If you're listing a condo or under contract on one, the sooner we gather this info, the smoother your closing will go. Here's what to have ready:

✔️ Completed condo questionnaire
✔️ All insurance policies
✔️ Condo by-laws
✔️ Current annual budget
✔️ Current profit and loss statement
✔️ Special assessment details
✔️ Ongoing or planned work
✔️ Pending litigation details

Additional documents may be requested during review, and the industry is seeing a lot of extra scrutiny on insurance requirements right now.

Two things worth knowing:

🏢 If your condo association has 10 units or less, these deeper guidelines don't apply; only insurance gets reviewed. That's a real win for a lot of New Orleans buildings!

📈 Starting January 2027, condo associations will need to set aside at least 15% of their annual budget in reserves (up from 10% currently) for owners to qualify for Fannie Mae or Freddie Mac financing. If you sit on a condo board, this is worth bringing up now, not later.
