Interest rates are up, so conversations about buying your rate down are also up.

Nobody tells you this about 2-1 buydowns: that low rate in year one feels amazing, and then year two shows up.

A local lender ran the real numbers on a recent scenario. $500K home, 10% down, today's rate at 7%. A 2-1 buydown gets you to 5% in year one, 6% in year two, then back to 7% for the life of the loan. The fee to make that happen? $10,488.

Here's the part most buyers never get shown: that same $10,488 could be used for a few different purchases instead.

1) Permanently buying your rate down.
2) A 7-year Adjustable-Rate-Mortgage.
3) Or just straight toward your closing costs to bring less cash to the table.

None of these options is automatically the right one. It depends on how long you're keeping the home, how comfortable you are with a payment that jumps in year two, and what your cash flow actually looks like. That's why we recommended running the full comparison with your lender before you decide.
