May 17 Update
We have addresses! The official addresses of the first 4 units are:
5988 Central Avenue
5980 Central Avenue
5972 Central Avenue
5964 Central Avenue

Parcel splits and platting are a little known but important piece of development. The entire project site is now officially split into the individual lots that were first laid out in the 1911 plan of the city. This means that each parcel can be legally split off and sold independently of the others. This task required the Pasco County Property Appraiser to update the property records and assign each parcel its own unique parcel ID and address, which is important for the 911 system, postal deliveries, and utility accounts.

Here's an image from the original 1911 plat of New Port Richey. Highlighted in yellow is the townhouse site. If you look closely, you can see that this corner was originally designated to be the City Hall.

Those parcel lines you see on the county property appraiser online maps were actually surveyed and platted in the 1910s or 1920s. Just an interesting piece of history that was uncovered during this mundane step of the development process.

Last month, the project was issued a "Development Order." That was the final hurdle from a zoning perspective. Now that it is "official," we are starting construction drawings! The architect will take a few weeks to get the detailed drawings done. The next step is selecting a contractor and getting a cost estimate.

April 13 Project Update
The project passed the second and final city council hearing last month by a vote of 5-0. The civil engineers are working on the final plan set for the last Development Review by city staff. It's been a very long approval process, but the end is near. The city zoning code makes it very difficult to build projects like this, so there were many zoning changes required to permit this project. Hopefully all this time and work makes it easier for more projects like this to get built. The next step will be final construction drawings, material selections, and selecting a contractor.

May 20, 2020 Project Update!
The architect and civil engineer are working on permitting plans and should be done soon. The next step will be submitting the plans to the city for review and comments. We're still moving along and making progress.
