Walking through an open house? 👀 Here's what your eyes should be doing besides admiring the kitchen island.
3 things I always tell buyers to check before falling in love with a listing:
🚩 Fresh paint in ONE spot only — could be covering a water stain or crack
🚩 Roof older than 15 years (or nobody can tell you its age) — Florida insurers can deny coverage or require a 4-point inspection, and that can blow up your closing timeline
🚩 Doors and windows that stick — can mean the foundation or slab has shifted
None of these are automatic deal-breakers. But they're worth asking about before you write an offer, not after.
