Your insurance could save you thousands — but only if you actually understand it.

Most homeowners assume they’re fully covered… until a storm hits and the claim doesn’t pay out the way they expected. Here are a few things you need to look at in your policy:

ACV vs. Replacement Coverage (this is a big one)
If your roof is covered under ACV (Actual Cash Value), the insurance company factors in depreciation.
That means if your roof is older, they’re not paying for a full replacement — just what it’s worth today.

Example:
A 15-year-old roof might only get a fraction of the replacement cost covered, leaving you with a huge out-of-pocket bill.

With Replacement Cost (RCV), they cover the full cost to replace it (minus deductible), which is a massive difference when you're talking $15K–$30K roofs.

Separate Hail & Wind Deductibles
A lot of policies now have different deductibles for storm damage — and they’re usually higher.

Instead of a flat $1,000 deductible, you might have:

1% – 2% of your home’s value for hail/wind

On a $400K home, that’s $4,000–$8,000 out of pocket before insurance pays anything.
Most people don’t realize this until it’s too late.

Matching Coverage (extremely important for older homes)
If your siding or roofing is older, colors and materials may no longer be available.

Without matching coverage, insurance may only pay to fix one section — leaving you with:

Mismatched siding

Patchy roof repairs

Reduced home value

With proper matching coverage, insurance helps ensure the repair blends — or replaces enough to actually match.

Bottom line:
Not all policies are built the same. Two homeowners on the same street can have completely different outcomes after the same storm.

If you haven’t reviewed your policy in the last year, it’s worth 15 minutes to go over:

Roof coverage type (ACV or Replacement)

Storm deductibles

Matching clauses

Understanding this before a claim is the difference between being protected… and being stuck paying for it yourself.

As the snow melts, sump pumps start working overtime. This is one of the most common times of year for basement flooding.
Take 5 minutes and test it:
âś” Pour a bucket of water into the pit
âś” Make sure the float rises
âś” Confirm the pump kicks on
âś” Check that water drains away from the home
If it doesn’t turn on or sounds rough — fix it now, not during a storm.
🔋 Don’t Forget the Backup
Heavy rain often means power outages.
No power = no sump pump.
A battery backup sump pump kicks on automatically if: • The main pump fails
• The power goes out
That extra layer of protection can save you from a $20,000 flooded basement.
🛑 Finished Basement? Check Your Insurance.
If you have a finished basement, make sure your homeowner’s policy includes a sump pump backup / sewer backup endorsement.
Many standard policies do NOT automatically cover water backup.
Don’t find that out after the damage is done.

• Cover outdoor spigots

🏠 Vent Pipes:
• Clear snow and ice from furnace & dryer vents
• Make sure exhaust pipes are not blocked (carbon monoxide risk)
