Every town has tradeoffs.

The problem is that most relocation videos only talk about the good stuff.

So here’s the honest version of North Kingstown.

The pros are easy to understand: highly rated schools, a strong coastal lifestyle, beaches, trails, parks, water access, and one of the best commuter locations in Rhode Island.

But there are tradeoffs too.

North Kingstown isn’t a walkable town overall. Wickford Village is the exception, not the rule. Most daily errands require a car. The housing stock is often older, which means maintenance and updates should be part of your budget planning. And property taxes tend to run higher than some neighboring communities.

None of these are dealbreakers.

They’re just things you should know before you move here.

The goal isn’t finding a perfect town. It’s finding the town that’s the right fit for your lifestyle.

One of the most important conversations you’ll have with your buyer’s agent happens long before you find a house.

Ask them this:

What happens when the inspection finds problems?

Because in Rhode Island, especially with our older housing stock, inspections almost always uncover something.

The difference isn’t whether issues are found.

The difference is whether your agent knows how to interpret them.

I’ve seen buyers walk away from great houses over issues that were manageable. I’ve also seen buyers ignore problems that should have sent them running.

The goal isn’t to get a perfect inspection report. Those don’t exist.

The goal is to understand what you’re buying, negotiate intelligently, and make decisions with good information.

That’s where experience matters.

Not every buyer is looking for the same thing.

Some people want brand-new construction, open-concept everything, and a house that looks exactly like the last five houses they toured.

And that’s okay.

But if you’re the kind of person who slows down when you see a historic farmhouse... if original woodwork, mature gardens, fireplaces, barns, and village life make you smile... then you know homes like this are getting harder to find.
