Around this time of year, I get asked if there's still "enough time" to get a home listed and sold before the end of the year.

Let's look at the data ⤵

🏠 Inventory levels are still low compared to historical averages and it's still expected to be a seller's market.

📉 The recent mortgage rate drop increases buyers’ purchasing power and will likely motivate buyers who've been waiting on the sidelines to enter the market.

💰The median home price in the U.S. sits around $430K but economic research suggests that, on average, home prices increase by 5 to 10 percentage points for every 1 percentage point decrease in interest rates.

Of course, local factors will have a big influence on these predictions. (FRED, Sept 2024)

The truth is– that's just one piece of the whole package.

My job is to walk you through every line of the offer to ensure you're making the most informed decision.

Like the story in this post, there are other important terms to consider:

Things like:

SELLER CONCESSIONS → This is $ the buyer is asking you to cover for things like repairs, interest rate buy downs or buyer agent compensation.

CLOSING TIME → The longer the buyer takes to close, the more time and $ you’re paying to stay in your house.

DUE DILIGENCE → Reaching out to the lender to confirm the buyer's financial ability and the lender's professionalism (Trust me, this matters!)

REFUNDABLE VS. NON-REFUNDABLE DEPOSITS → This is a great indicator of how serious and committed the buyer is.

And there's ONE thing home buyers have in common when house hunting.

NO SURPRISES.

If you’re thinking of selling in the next few months, here’s your gentle nudge to take care of a few things...

✓ Evaluate major home systems - HVAC, plumbing, electrical, and roof.
✓ Fix leaky faucets and creaky doors. (I love YouTube for home repair tutorials)
✓ Tighten loose cabinet pulls or door k***s.
✓ Give walls, doors, and ceilings a paint refresh (white always brightens a room!)
✓ Freshen up the yard by trimming trees and shrubs and laying mulch.
✓ Deep clean carpets or consider replacing.
✓ Declutter and depersonalize These are just a few of the things I encourage my sellers to do.

Do you think three months is insufficient to find your ideal residence?

Fortunately, I have devised an expedited timeline to help you make the most of the remaining 90 days of 2024. Here is the strategic plan:

OCTOBER:
• Obtain a pre-approval letter promptly. Knowing your budget and purchasing power will streamline your search for a home.
• Engage a real estate agent: A proficient agent will serve as your advocate and guide throughout the entire process.
• Explore online listings and attend open houses. This will help you refine your priorities and prepare you to make an offer swiftly.

NOVEMBER:
• Identify the perfect property and be prepared to act quickly when it becomes available.
• Submit an offer. Present your highest and best offer initially and request a prompt closing date.
• Once your offer is accepted, schedule a comprehensive inspection on the same day to uncover any potential issues.

DECEMBER:
• Finalize the transaction and obtain your keys. Celebrate your status as a homeowner with a toast!
• Arrange for reliable movers to facilitate a smooth transition into your new residence. (I can recommend an excellent moving company!)
• Embrace the holiday spirit, but consider keeping decorations and meals simple this year. The most valuable gift you can give yourself is time spent with loved ones in your new home.

You started daydreaming about paint colors and furniture layouts and...you didn't get the house you wanted. 😩

Know that this is totally normal, especially in a low-inventory market.

It's my job to understand the seller's needs so we can write an offer that meets them, to the best of our ability...

But if we hear "no" here's what we'll reflect on:

❓ Was the winning offer a higher price, more favorable terms, a quicker closing date, or a larger earnest money deposit?
❓ Should we consider more flexible terms like shortening the closing timeline?
❓ Were there market factors at play that we're likely to see again?
❓ Did we put our best price forward? Often times we won't get the chance to go up on price once we submit.

Nothing is guaranteed in real estate but we will be as strategic as possible to get to 'offer accepted!' on your perfect home.

The question everyone is now wondering: "Should I refinance??"

Refinancing your mortgage and securing a lower interest rate can mean substantial long-term savings.

But deciding whether to refinance your home depends on several factors...

🔖 Here’s how to evaluate if it’s a good time to refinance:

YOUR CURRENT RATE A general rule of thumb is to refinance your mortgage when interest rates are at least 1% lower than your current rate.

COSTS OF REFINANCING The cost to refinance your mortgage can range from 2% to 4% of the loan amount. You want to be sure that potential savings will outweigh total closing costs.

YOUR "BREAK-EVEN" POINT Your break-even point is when you will recoup all the closing costs that come with refinancing your loan. For example, if your closing costs are $5,000 and your monthly savings from refinancing is $200 per month, it would take you 25 months to break even.

YOUR FUTURE PLANS If you plan to stay in your home for several more years, refinancing could be a smart move, but if there's a good chance you'll relocate before reaching your break-even point, it's worth reconsidering.
