In today’s mortgage business, it’s easy to get caught up in the transaction:

Credit. Income. Appraisal. Documents. Closing.

But sometimes even I need to step back and ask a much bigger question:

What is the homeowner actually trying to accomplish?

For someone approaching or living in retirement, the conversation can be about much more than a mortgage.

It can be about:

• Staying in the home they love
• Creating greater financial flexibility
• Purchasing a home that better fits their retirement lifestyle
• Making strategic use of home equity
• Helping family
• Preserving other retirement assets
• Understanding what options are available

That’s why I believe the best conversations start with questions—not products.

Instead of asking, “What mortgage do you want?”

Maybe we should ask:

“What would you like your retirement to look like, and how could your home fit into that plan?”

WHAT HAPPENS TO YOUR HOME WHEN A REVERSE MORTGAGE ENDS?

“What happens to my kids?”

When the last borrower permanently leaves the home or passes away, the reverse mortgage generally becomes due and payable.

But your heirs have options.

They can generally:

✔️ Sell the home and use the proceeds to satisfy the loan
✔️ Pay off the reverse mortgage with other funds and keep the home
✔️ For an FHA-insured reverse mortgage, eligible heirs may have protections if the loan balance is greater than the home’s value

The important part:

A reverse mortgage doesn’t automatically mean the bank “takes the house.”

Understanding what happens before you make a decision can make all the difference.

🏡 WHAT HAPPENS TO YOUR HOME WITH A REVERSE MORTGAGE?

“Will my kids be stuck with the debt?”

The answer may surprise you.

An FHA-insured reverse mortgage is a non-recourse loan.

That generally means the lender’s repayment is secured by the home—not your heirs’ other assets.

You retain ownership of your home while the reverse mortgage is in place.

And if the loan balance becomes greater than the home’s value, your heirs generally aren’t personally responsible for the difference, subject to the program’s rules.

The important thing is understanding how a reverse mortgage actually works before making a decision.

BAD CREDIT? YOU MAY STILL HAVE REVERSE MORTGAGE OPTIONS.

“My credit isn’t good enough for a reverse mortgage.”

I hear that concern from homeowners all the time.

Here’s something many people don’t realize:

A reverse mortgage is not evaluated the same way as a traditional mortgage.

Your credit score is important, but it isn’t the only factor considered.

For an FHA-insured HECM, the lender looks at your overall financial picture, including your credit and payment history, income, assets, property charges, and your ability to meet your ongoing obligations.

So having a lower credit score doesn’t automatically mean you’re disqualified.

But here’s the important distinction:

👉 Bad credit doesn’t necessarily mean “NO.”
👉 It also doesn’t mean “CREDIT DOESN’T MATTER.”

Every homeowner’s situation is different.

Life changes. Your housing plan can too. 🏡

Here’s a reverse mortgage scenario you may not have considered:

A couple has a reverse mortgage on their current home. Then life takes an unexpected turn.

One spouse wants to remain in the home, while the other wants to move forward and purchase a different home.

Could a reverse mortgage potentially be part of the solution for the spouse purchasing the new home?

In certain circumstances, yes — there may be options.

The key is properly addressing the existing HECM, each spouse’s financial obligations, and the requirements for the new financing.

This is just one example of why I believe reverse mortgage planning should be about more than simply asking:

“How much money can I get from my home?”

It should also be about asking:
