Closing-Day Mortgage Disasters - The Pattern

Almost all closing-day denials are self-inflicted. The pattern repeats weekly:

Pre-approval to buyer relaxes to buyer makes a credit-impacting move to lender pulls fresh verification 24-72 hours before close to approval withdrawn.

The three rules between pre-approval and closing:
- No new credit (no store cards, no auto inquiries, no new accounts)
- No large unsourced money movement between accounts
- No job changes or income structure changes

Florida ITIN Mortgage Lending - How It Actually Works

The qualifying setup is well-defined:
- Individual Taxpayer Identification Number
- Two years of US tax returns filed with the ITIN
- 10% down minimum
- 620 FICO floor
- 2-year continuous work history
- 2-6 months of reserves

Rate band runs ~1.5-2.5% over conventional 30-year fixed. No PMI on most programs.

Closing-day denials are nearly always self-inflicted. Buyer gets pre-approved, then runs out and finances a car or a credit card balance. Underwriting re-pulls credit before funding. DTI shifts. What the single-family data says right now:
- Median: $420,000 (+1.8% YoY)
- Supply: 4.7 months
- Days on market: 44
- April closings: 24,129 (+2.4%, 8 months in a row up)
- New pending: +8% YoY

Mortgage rates (Freddie Mac, 5/14):
- 30-yr fixed: 6.36%
- 15-yr fixed: 5.71%
- Both below where they were a year ago

Buyers are coming back in. Sellers who price right are still moving in about six weeks.
