🏠 The Report That Helps REALTORS® Stay One Step Ahead

One of the most valuable tools available to REALTORS® is NAR's REALTORS® Confidence Index (RCI)—a monthly report that provides real-time insights directly from REALTORS® working in the field. Rather than waiting months for market data, the RCI helps members track current trends in buyer activity, inventory, days on market, first-time buyers, cash sales, and overall market conditions.

According to NAR Deputy Chief Economist Jessica Lautz, the report can help agents better understand what's happening in their local market and stay informed when advising buyers and sellers. It's a useful resource for listing presentations, buyer consultations, and staying ahead of changing market conditions.

Recent findings show first-time buyers accounted for 35% of all buyers, the highest share since 2020, while market outlooks continue to shift as inventory levels improve in many areas.

🏡❤️ Juneteenth and the Meaning of Home

As REALTORS®, we talk about homeownership every day. But during this year's REALTORS® Legislative Meetings, a visit to the National Museum of African American History and Culture served as a powerful reminder of what "home" has meant throughout American history.

Following emancipation, African Americans across the country built communities, established businesses, opened schools and churches, and pursued the dream of homeownership. Places like Eatonville, Florida, Nicodemus, Kansas, and Mound Bayou, Mississippi became symbols of opportunity, belonging, and hope for future generations.

One exhibit featured a simple question from a land ownership advertisement: "Have You a Home? Why Not?" More than a century later, that question still resonates. Homeownership remains one of the most powerful ways families build stability, create opportunity, and put down roots in their communities.

These communities remind us that home has always been about more than the structure itself. It's the place where people gather, find peace and safety, learn, raise children, build businesses, and support one another. Home is where community takes shape.

As we recognize Juneteenth, we also recognize what so many people chose to do with their freedom—they built communities, created opportunity, and established a place to call home. It's a reminder that the work REALTORS® do every day is connected to something much larger than a transaction. 🤝🏡

👀 One Florida Market Saw an 11% Jump in Pending Home Sales—What Does It Mean?

According to a recent NAR report, home buyers may finally be stepping back into the market after spending the last few years on the sidelines.

One encouraging sign? Mortgage applications for home purchases have been trending upward, suggesting that buyers are beginning to adjust to today's market conditions and are ready to make moves again. While affordability challenges remain, buyer confidence appears to be improving as inventory grows in many markets.

NAR Chief Economist Lawrence Yun believes this could be an early indication that housing activity is beginning to recover, creating opportunities for both buyers and sellers in the months ahead. 🚪🔑

Several markets are already seeing a surge in buyer activity, with pending home sales posting strong year-over-year gains this spring:

📍 Kansas City, MO-KS: +20.1%
📍 San Antonio-New Braunfels, TX: +15.7%
📍 Minneapolis-St. Paul, MN-WI: +13.9%
🌴 Miami-Fort Lauderdale-West Palm Beach, FL: +11.4%
📍 Louisville/Jefferson County, KY-IN: +11.2%

The South Florida market posting double-digit growth in pending sales is a sign that buyers haven't disappeared—they may simply be waiting for the right opportunity.
