Drive Beach v. No-Drive beach?
Here’s what I tell my clients 👇
THE VIBE 🌴
The drive beach tends to have a little more energy. You're closer to Flagler Avenue, the Inlet, restaurants, shops, and a lot of what makes New Smyrna Beach so special. During peak season, you'll see more visitors and more activity, which some people love and others prefer to avoid.
If you're considering a vacation rental or part-time residence, the drive beach often sees strong rental demand and can command higher rental rates depending on the property and location.
The no-drive beach offers a quieter pace. You'll find more full-time residents, fewer crowds, and a beach experience that's popular with walkers, runners, families, and anyone looking for a little more space to spread out.
You're still just minutes from restaurants and shopping, but it feels a little more tucked away. Plus, there are some incredible local spots down there that many visitors never discover.
THE INVENTORY 🏡
The drive beach offers everything from classic beach cottages to luxury oceanfront homes. You'll find newer condominium communities like Minorca with larger floor plans, garages, and resort-style amenities. Riverfront properties near the Inlet provide excellent boating access, and there are more short-term rental opportunities throughout the area.
The no-drive beach has a completely different feel. The neighborhoods are quieter, with a mix of beach cottages, elevated coastal homes, and oceanfront condominiums at a variety of price points. Van Kleeck Drive features some of the area's most impressive luxury oceanfront homes, while Bethune Beach still holds onto that old Florida fish camp character that many people fall in love with.
THE BOTTOM LINE
The best beach isn't Drive Beach or No-Drive Beach.
It's the one that fits your lifestyle.
The truth is, New Smyrna Beach is incredibly nuanced. One side of the island feels completely different from the next, and that's why I always encourage buyers to spend time exploring both areas before making a decision.
