Drive Beach v. No-Drive beach?

Here’s what I tell my clients 👇

THE VIBE 🌴

The drive beach tends to have a little more energy. You're closer to Flagler Avenue, the Inlet, restaurants, shops, and a lot of what makes New Smyrna Beach so special. During peak season, you'll see more visitors and more activity, which some people love and others prefer to avoid.

If you're considering a vacation rental or part-time residence, the drive beach often sees strong rental demand and can command higher rental rates depending on the property and location.

The no-drive beach offers a quieter pace. You'll find more full-time residents, fewer crowds, and a beach experience that's popular with walkers, runners, families, and anyone looking for a little more space to spread out.

You're still just minutes from restaurants and shopping, but it feels a little more tucked away. Plus, there are some incredible local spots down there that many visitors never discover.

THE INVENTORY 🏡

The drive beach offers everything from classic beach cottages to luxury oceanfront homes. You'll find newer condominium communities like Minorca with larger floor plans, garages, and resort-style amenities. Riverfront properties near the Inlet provide excellent boating access, and there are more short-term rental opportunities throughout the area.

The no-drive beach has a completely different feel. The neighborhoods are quieter, with a mix of beach cottages, elevated coastal homes, and oceanfront condominiums at a variety of price points. Van Kleeck Drive features some of the area's most impressive luxury oceanfront homes, while Bethune Beach still holds onto that old Florida fish camp character that many people fall in love with.

THE BOTTOM LINE

The best beach isn't Drive Beach or No-Drive Beach.

It's the one that fits your lifestyle.

The truth is, New Smyrna Beach is incredibly nuanced. One side of the island feels completely different from the next, and that's why I always encourage buyers to spend time exploring both areas before making a decision.

What sellers get wrong about VA loans 🇺🇸

One of the biggest myths in real estate right now is that VA buyers are harder to work with.

After recently closing two VA transactions, that’s not what we’re seeing.

There’s a lot of misinformation out there, especially from the seller side. In one of our recent deals, a VA appraisal came in low at first, but through the Tidewater process, we were able to submit additional comparable sales and get the value adjusted.

Another misconception is that VA inspections are overly strict. In reality, they focus on safety, habitability, and basic functionality, not cosmetic issues.

And just because a VA buyer is putting little or no money down doesn’t mean they’re less qualified. In many cases, it actually strengthens their financial position after closing.

The reality is that every offer should be evaluated based on the buyer, the terms, and the overall strength of the transaction, not simply the loan type.

One of the things locals love most about living in New Smyrna Beach? The food 🌴

So we’re officially on the hunt for the best sandwich shops in NSB, and the very first place that came to mind was Big Joe's Subs on Canal Street.

If you know, you know 👀

Big Joe’s has been a local staple since 1980, and it still has that old-school neighborhood feel that’s getting harder and harder to find. Watching them prep everything fresh while the lunch rush line started forming behind us kind of reminded us why people keep coming back year after year.

I went with my go-to, the Big Joe’s Club and chips. Bri got the homemade tuna with curly fries, and Tyler ordered the Philly cheesesteak and chips.

Honestly… everything was delicious!

One thing we’re always telling people looking to move here is that living in NSB isn’t just about the beach. It’s the local restaurants, the small businesses, the familiar faces, and the places that feel like part of the community.

Big Joe’s is definitely one of those places.

Most buyers think the only way to lower their monthly payment is to wait for interest rates to drop.

That’s not always the case.

One strategy we’re seeing more often in today’s market is called a mortgage rate buy-down, and depending on the loan program, it may help reduce monthly payments during the early years of homeownership.

But there’s an important difference between buying points to lower your rate for the life of the loan and temporary lender or seller-paid buy-downs that only last a few years.

Each option works differently and can make sense depending on a buyer’s goals, timeline, and financial situation.
