Last night was pretty special 💙

We had about 50 clients, friends, and supporters come out to Clancy's Cantina to celebrate Locals Summer with us, and I’m incredibly grateful to everyone who took the time to join us.

One of my favorite parts of the night was seeing clients from all different stages of my career. My very first real estate client from back in 2017 was there, all the way to some of the clients I’ve worked with most recently. Having Walter, our broker, and Paul, our Business Development Manager at RE/MAX, there made the night even more special.

And of course, I couldn’t have pulled this together without Brianna, who put a ton of work into making the night happen, and my wife Stephanie, who is always there supporting me and our business!

The whole point of the evening was simple: get together, catch up, have some fun, and say thank you.

Thank you to everyone who has trusted me with your home, referred a friend or family member, supported The Travis Ford Group, or simply continued to follow along with what we’re doing here in New Smyrna Beach.

The number of homes sold in New Smyrna Beach was down slightly in August...

But that’s not the whole story!

In fact, some of the other numbers from the latest market report tell a very different story:

• $58.0M in closed sales volume, up 28.9%
• 95.7% of original list price received, up from 92.0%
• 37 days to contract, down from 69 days last year
• New listings were up 12.5%
• Active inventory was down 22.3%

So while there were 90 closed sales compared to 94 last August, the total dollar volume was significantly higher, and homes that went under contract did so much faster.

There’s another interesting piece to the story. We’re seeing more new listings come onto the market, but overall inventory is still down by more than 120 homes from this time last year.

And the median sale price? Down 5.8%.

The average sale price? Up 34.6%.

That’s a pretty good reminder that there isn’t one number that tells you what’s happening in the New Smyrna Beach real estate market.

Price point, property type, and location all matter.

That’s why when we’re looking at the market, we’re paying attention to more than just whether prices went up or down.

And just like that… we’ve reached the final stop 🥪

You guys voted, and Manzano’s Beachside Deli was the clear choice for our final stop in the search for the Best Sandwich Shops in New Smyrna Beach.

And after five stops, a whole lot of sandwiches, and more recommendations than we could possibly fit into one series… we’ve officially got to call it a wrap!

From Big Joe Subs to Paco’s, Gatto’s, Mon Délice, and now Manzano’s, this series ended up being about a lot more than finding a great sandwich.

It gave us an excuse to get out around town, try some of the places you recommended, meet the people behind the businesses, and highlight the local spots that make New Smyrna Beach feel like home. 💙

And we know we definitely missed some favorites. There are way too many good sandwich spots in NSB to fit into just five stops!

So now that the sandwich series is officially wrapped… what do you want to see from us next? 👀

Tonight, the New Smyrna Beach Residents’ Coalition is hosting a free public forum on Home Rule | Our City, Our Choices.

The discussion will cover the history and legal foundation of Home Rule, how changes to local government authority can affect citizens and locally elected officials, and how residents can make their voices heard.

When I started my real estate career, I never imagined that one day I'd look back and see $100 million in closed sales...

Today, that milestone has been met!

But when I look at that number, I don't think about the number itself. I think about the people behind it, the buyers and sellers who trusted me with some of the biggest decisions of their lives, the clients who became friends, and the incredible people I've had the privilege of working alongside.

Every closing represents a story, a new chapter, and someone who put their trust in us. That means far more to me than any sales number ever could.
