Listen to the market. 👂📈
The market gives us hints. It tells us what buyers are willing to pay, how they’re responding to a property, and where the pricing needs to be.
Unfortunately, the sellers are not the market.
We all understand that your home has tremendous value to you. You’ve made memories there, invested in it, improved it, and naturally, you may feel it’s worth a certain number.
But buyers don’t determine value based on what the seller wants.
The market determines value based on what buyers are actually willing to pay.
When we don’t listen to those signals and a home is priced too far outside what the market supports, it can sit… and sit… and sit.
Eventually, something happens that every seller wants to avoid:
🚨 The listing becomes stale.
Buyers start seeing the same property over and over. Price reductions follow. Days on market continue to climb. And eventually, buyers begin asking the million-dollar question:
“What’s wrong with it?” 🤔
Sometimes, there’s absolutely nothing wrong with the house.
