Happy Heavenly Birthday to My Angel ❤️

Two days ago marked one year since my Angel went to Heaven to watch over us. Yesterday would have been your 80th birthday. I couldn’t make this post yesterday because my heart just wasn’t ready. But today, I’m doing it.

You were a phenomenal, amazing woman. You raised 16 children under one roof 14 of us you gave birth to, 14 single births! And then, after becoming an empty nester, you opened your home & your heart to 10 more children because their parents couldn’t be the parents they needed.
You never stopped giving. You never stopped loving.

I know you’re watching us. I know you’re all over Heaven checking on all your children and making sure we’re okay.

& Ma, I know you’re dancing in Heaven, because you loved to dance. I can just imagine you up there dancing, smiling, and having the time of your life.

I know you’re embracing all the family you missed so much, especially your Big Momma. Give her a Big Bert a hug and a kiss for me, and tell him I miss him soooo very much too. ❤️

I want you to know you did an amazing, phenomenal job.

I salute you, Ma. And I am so grateful to have had you. You were the other half of the 2 people who gave us a phenomenal life. We had the good, the bad, the struggles and the beautiful moments and it was all worth it.

Thank you for every sacrifice, every lesson, and most of all, for all the love you poured into each and every one of us.

🎥 Real Estate Tip of the Day 🏡

Out on my new jogging route, enjoying this beautiful evening, and of course I have a real estate tip for you!

Today I was working with a first-time homebuyer who wanted to take advantage of all the grants and down payment assistance programs available. Great idea! So I connected him with a lender.

But then… 🚩

He told the lender, “I might live in the home… or I might rent it out.”

Big no-no!

Here’s the tip: If you’re applying for first-time homebuyer grants or down payment assistance that are intended for owner-occupied homes, you must genuinely intend to live in the property as your primary residence. These programs are designed to help people buy a home to live in not to purchase an investment property.

Being honest with your lender is essential, and understanding the program requirements before you apply can save you from losing eligibility or creating much bigger problems later.

If you’re thinking about buying your first home, let’s make sure you’re on the right path from day one.
