Efflorescence is the white chalky powder that you might find on the surface of a concrete or brick wall.

It can be a cosmetic issue, or it can be an indication of moisture intrusion that could lead to major structural and indoor air quality issues.

Ever been to a home where there is only a boiler? No hot water heater in sight?

It means the boiler is a dual system. It provides heat in the house and the domestic hot water in the kitchens and bathrooms.

These boilers have tankless coils that heat up water for use in the kitchens and bathrooms.

This is an older system and many people are choosing to buy separate hot water heaters. But many homes in the country still run in these dual systems.

Understanding how a HOT WATER boiler works is VERY simple.

The boiler heats up water to 180 degrees. That hot water now will travel through copper/pex pipes into all the radiators in the home and radiate the heat into the rooms. Then that hot water will get cooler and will travel BACK to the boiler to get reheated to 180 degrees. The cycle starts again until the rooms get to the desired temperature!

Ever hear a homeowner say, “We have two zones in the house”?

What that means is each thermostat in the house is connected to a circulator pump on the boiler.

One can individually control heat in a particular room.

The job of the CIRCULATOR PUMP is to PULL the water back to the boiler.

If you have a nice warm house where every radiator in the home is evenly hot, that’s means you have a TWO PIPE/ MULTI pipe system!

That means each radiator is getting hot water directly from the boiler and then returns back to the boiler for recirculation.

As you can see from the diagram, hot water goes through each radiator and then goes right back to the boiler to get reheated.

This is a better system than a ONE pipe system.

So why don’t you go ahead and take a look to see if you have a one pipe or a multi pipe system!

Ever notice how one radiator is hotter than others in your home even when the shutoff valves on the radiators are fully open?

If that’s the case, that means you have a ONE PIPE system.

Meaning, hot water travels from the boiler to one radiator/baseboard and then to another.

If you follow the arrows on the diagram, you can see that in a one pipe system, hot water travels from one radiator to another. By the time the water gets to the second radiator, it’s not as hot because the heat from the hot water was radiated already on the first radiator.

If you are a current homeowner, go to your utility/boiler room!

If you have a conventional gas or oil fired boiler/furnace and a standard hot water heater tank, make sure the VENT connector for the hot water heater is installed ABOVE the furnace/boilers’.

The smaller appliance vent connector should connect to the chimney above the larger one as shown in the picture below.

The more you know, the better! Homeowners pay hundreds if not thousands to learn these things once things go bad.

Anytime there is an appliance connected to a gas line, there MUST be a gas shutoff valve that is easily accessible in the room where the appliance is located.

Any flexible connectors used to get gas in a particular room should NOT be going through a floor, wall or ceiling!
