Yesterday, Cyprus. Today, Turks and Caicos. My interest in real estate travels with me.

I met up with Vernica Delancy of Keller Williams Turks and Caicos, who showed me two ocean-view apartments. That turquoise water? Even more beautiful in person.

For New Yorkers considering a Caribbean second home, nonstop flights from JFK take about 3½ to 4 hours. Beautiful beaches, convenient access, and a luxury property market worth exploring with someone who knows the islands.

It was raining this afternoon, but buyers still came through 37 Grant Avenue.

And there was something else following us through the house: music.

From the front of the house.
Through the dining room.
Into the kitchen.

Then I discovered where some of it was coming from.

The refrigerator.

Yes, the smart fridge can actually play music and works with Alexa. I’ve seen a lot of homes, but this was a first for me.

Beyond the technology, this is a home you really need to walk through to appreciate. And at $698,000, it may surprise you what you can buy in Cypress Hills, Brooklyn.

If you love Italian food, put Arthur Avenue in the Bronx on your weekend list.

This is the Bronx’s Little Italy, and it’s the kind of neighborhood where you can easily spend a few hours eating, shopping and wandering from one family-run business to another.

Today, we stopped for lunch at Dominick’s, a casual, family-style Italian restaurant where the portions are big, the prices are reasonable and it’s cash only. Come hungry.

But Arthur Avenue is about much more than one restaurant.

There are old-school pork shops filled with Italian cold cuts, cheeses, sauces and olive oils. Bakeries with fresh bread and Italian desserts. Gelato and ice cream shops. Produce stands. And the Arthur Avenue Retail Market, where you can shop for ingredients or stop for a quick bite.

What I love is that you’re not just coming here for a meal. You’re coming for the atmosphere. Walk the neighborhood, look inside the specialty shops, pick up something Italian to bring home, have lunch, get dessert and make an afternoon of it.

And yes, there was a real estate reason I was in the Bronx today.

I had an open house at 785 East 181st Street, where I have an HDFC apartment for sale at $125,000.

Waiting for a Queens housing crash? You may be waiting for the wrong thing.

More than 100 housing experts were surveyed in Fannie Mae’s Q3 2026 Home Price Expectations Survey. The expectation isn’t a crash. Even the more cautious forecasts anticipate home prices continuing to rise over the next several years.

And here in Queens, the numbers tell an important story.

The median sale price is around $760,000, up about 2.7% from a year ago. Homes are taking around 69 days to sell, giving buyers a little more negotiating room.

That’s a changing market. It’s not necessarily a crashing market.

For buyers, waiting for a dramatic price drop has a cost. At 2.5% annual appreciation, a $760,000 home today would be roughly $860,000 five years from now. And five years of rent at $3,450 a month adds up to about $207,000.

For homeowners, this doesn’t mean you should rush to sell either. Your decision should be based on your life, your finances and your next chapter, not the latest scary headline.

Did you know one of the oldest taverns in New York City is right here in Woodhaven, Queens, near the Brooklyn-Queens border?

I didn’t.

While spending time near my new listing in Cypress Hills, Brooklyn, I discovered Neir’s Tavern, a neighborhood landmark that dates back to 1829.

That means Neir’s was here before Queens became part of New York City.

It originally opened near the old Union Course racetrack, and nearly 200 years later, it’s still here. Goodfellas filmed scenes at Neir’s, and Anthony Bourdain featured it on Parts Unknown.

I love discoveries like this because they remind me how much history is hidden in the neighborhoods we drive and walk through every day.

You think you know Queens and Brooklyn, and then you find a place that has been telling New York stories since 1829.

I really didn’t want to get out of bed this morning.

The excuses started before my feet even hit the floor. It’s raining. It’s cold. The sky is grey. I have a busy day. I can do this tomorrow.

But I have a fitness goal for 2027, so I got up, walked in the rain and did my 30-minute workout with my trainer.

Being a Realtor means my days can easily fill up and taking care of everyone else’s next move. It’s very easy to tell myself I’ll take care of my goals when I have more time.

But consistency doesn’t happen when you have more time. It happens when you make the time.

So I’m not waiting for January 1.

For me, the new year starts in October.
