A real estate agent representing both buyer and seller is called “Dual Agency” and yes, it is legal in New York! There are some states where dual agency is not allowed, but it is possible here as long as the agent has the consent of both parties in writing beforehand and remains a neutral party representing both clients.

Here’s a couple of our favorite money saving tips that still make your bathroom feel luxurious!

PAINT: Choosing a color other than white or off-white can add depth and texture to your bathroom without breaking the bank.

FAUX TILE/MARBLE: You can have marble countertops and beautiful tile on a budget! Don’t be afraid to use stick-on tiles or faux marble. But if you want the real deal, authentic marble and real tile are always good investments.

SHOWER: Change up your shower head! Moving from a basic shower head to one that has a handheld or rainfall option can add some luxury to your shower experience.

So your listing expired… No need to panic! When a listing expires, this just means that the original contract is terminated and the house is taken off of the market. Now what? You have a couple of options—thankfully they are all relatively quick and simple. • You can talk with your current real estate agent/broker about extending your agreement. • You can look for another new real estate agent/broker and make a new listing agreement. • Take your property off the market entirely. Look over your options carefully and see what works best for you!
