Twenty-eight contracts were signed last week in Manhattan at $4 million and above, 5 fewer than the previous week. Condos outsold co-ops, 21-4, with 3 Upper East Side townhouses in the mix.

Stat Geek Alert I: The last 4 weeks have been marked by wild stock market volatility and global turmoil seeping into the Easter and Passover holidays. And yet 113 contracts were signed at $4 million and above, up from 101 in 2024 and 107 in 2023. Since we started keeping track in 2006, no April has come close to the weeks of 2022 and 2021, which saw 156 and 195 contracts respectively.

Stat Geek Alert II: One area of weakness has been the trophy market at $10 million and above. In the last 4 weeks, 12 contracts were signed at $10 million and above, the lowest April total since 2017, when 11 were signed. By comparison, 17 contracts were signed in 2024, 22 contracts in 2023, 24 contracts in 2022, and 47 contracts in 2021.

The No. 1 contract was a townhouse at 16 East 64th Street, asking $25 million; it was listed in March 2024. The 20-foot-wide, 6-story house has 8,700 square feet including 5 bedrooms, 7 bathrooms, 2 powder rooms, a gym, and an elevator. It features a sweeping marble staircase, a garden, and two terraces. The seller paid $21.5 million in August of 2005 and then renovated. The house is in very good condition. Annual real estate taxes are $137,643.

The No. 2 contract was unit 409 at 1 Central Park South, asking $18.9 million; it was listed in February. The 3,912-square-foot, Plaza Hotel condo has 4 bedrooms and 3.5 bathrooms. It was formerly the hotel suite of architect Frank Lloyd Wright from 1954 until his death in 1959. The unit features 13-foot ceilings, a 30-foot living room, a 23-foot formal dining room, and 22-foot primary bedroom---all facing Central Park. The seller paid $13 million in December of 2009 and gut renovated 2 years later. The apartment has Venetian plaster walls and was featured in a 2014 issue of Architectural Digest. Residents of the Plaza have a private entrance and access to all hotel services: concierge, doormen, a gym, and garage.

Thirty-three contracts were signed last week in Manhattan at $4 million and above, 4 more than the previous week. Condos outsold co-ops, 19-9, with 2 condops and 3 townhouses in the mix. All things considered—Passover, Easter, a volatile stock market---it was a surprisingly strong showing for the luxury market.

The No. 1 contract was 2N at 140 Jane Street, asking $19.95 million, raised from $19.35 million when the building started marketing off floor plans in September. The condo has 4,573 square feet including 4 bedrooms and 4.5 bathrooms, plus a conservatory--a room with a stone floor and sliding glass doors that open onto a Juliet balcony. A 33’ x 15’ great room with almost 10-foot ceilings faces the Hudson River. The primary suite has 2 dressing rooms. This 11-story building was designed by BKSK architects and Leroy Street Studio, and 10 of 14 units have sold with an average asking price of $5,301/sq.ft. Amenities include a doorman, porte-cochere, automated parking garage, a lounge, fitness room, lap pool, and hot tub.

The No. 2 contract was a townhouse at 280 West 11th Street, asking $13.999 million, reduced from $17.999 million when it started on the market in September 2020. This 6-story, 26-foot-wide house has 7,921 square feet and 8 fireplaces. It has been divided into 5 apartments and is on Bleecker Gardens, one of 14 houses that share a landscaped common garden. Annual real estate taxes are $100,946.

Thirty-six contracts were signed last week in Manhattan at $4 million and above, one more than the previous week. Condos outsold co-ops, 27-5, with 4 townhouses in the mix. The last 3 weeks have registered strong luxury sales with 103 deals totaling over $800 million.

Stat Geek Alert: Eleven properties sold at $10 million and above, the largest number of trophy deals since the week of December 9-15, 2024, when 11 such contracts were also signed.

The No. 1 contract was the 6th floor at 838 Fifth Avenue, asking 24.5 million; it had been on and off the market since 2018, starting as high as $42 million. The prewar condo has 5,427 square feet including 3 bedrooms, 5.5 bathroom, and 3 fireplaces. The living room and formal dining room span 44 feet and overlook Central Park. The unit needs to be renovated. It was sold with 2 storage bins and a studio apartment off the lobby of the building. Amenities include a doorman and a gym. The Wall Street Journal previously reported that the seller purchased the unit from the sponsor for $10.818 million in 2000. 838 Fifth is one of only 6 condo buildings on Fifth Avenue between 60th and 96th Street. The rest of Fifth Avenue are co-ops and a handful of rentals.

The No. 2 and 3 contracts were in 111 West 57th Street and very close in price: Unit 70, asking $20.75 million, reduced from $30.5 million, and Unit 69, asking $20.5 million, reduced from $30.25 million; they were both offered off floorplans in June 2016. They were sold to separate buyers. Both units have 3,873 square feet including 3 bedrooms, 3.5 bathrooms, and 50-foot great rooms, which feature 14-foot ceilings and spectacular Central Park views. 111 West 57th Street is a 60-unit, 82-story building that rises 1,428 feet on the former site of the Steinway & Sons piano store. Amenities include a concierge, a fitness center, 82-foot pool, lounge, terrace, and a private dining room, plus a covered driveway entrance. Thirty-nine units, averaging $4,154/sq.ft., have closed so far.

A New Record: Last week, an off market sale of 9A at 150 Charles Street closed for $60 million, setting a record-breaking price for a Downtown condo. It is a duplex with 5,840 square feet including 5 bedrooms, 5.5 bathrooms and 2 terraces totaling 3,207 square feet. The unit has views of the Hudson River and was purchased from the sponsor in March 2016 for $29,089,610.

Seventeen contracts were signed last week in Manhattan at $4 million and above, an eye-popping 24 fewer than the previous week. Which means the recent 4-week streak of escalating sales totals is over. Condos outsold co-ops, 12-1, with 4 townhouses in the mix.

Stat Geek Alert The 17 total was the lowest President’s Day week since 2016, when 13 contracts were signed.

The No. 1 contract was a Penthouse at 345 West 14th Street, asking $22 million. The condo has 3,734 square feet including 3 bedrooms, 2.5 bathrooms, and 4 landscaped terraces that total 1,929 square feet. The unit has views in all directions and a spectacular landscaped terrace on the top floor featuring an outdoor kitchen. Amenities include a doorman and fitness center.

The No. 2 contract was the 48th floor at 430 East 58th Street, asking $16 million, reduced from $19.95 million when the building started marketing in 2022. The condo has 4,765 square feet including 4 bedrooms and 3.5 bathrooms with spectacular views in all directions. A 33-foot living room and a 19-foot dining room overlook the East River. Amenities include doormen, a fitness center with a lap pool, training studio, infrared saunas, spa and treatment room, children’s playroom, lounge, and private dining room.
