📣 Inventory is on the rise, and opportunity is knocking.

According to the National Association of REALTORS®, for-sale inventory is up nearly 20% nationwide compared to last year. Encouragingly, middle- and upper-middle-income buyers ($75K–$100K/year) are seeing the greatest improvement in affordable housing availability!

Now’s the time to reconnect with a real estate agent if you are someone who paused your search due to limited inventory. This also goes for anyone who is a first home buyer looking to purchase their first home, or anyone else who is looking to purchase their second, rental property or vacation home.
More choices mean more chances to help you land the right home!

🏡 Multigenerational living is on the rise, and here’s some guidance.

Whether it’s aging parents moving in, grown kids staying longer, or families combining households for financial flexibility, I am sure you are seeking for a home that supports multiple generations under one roof.

Here’s some things to look for:

✅ Focus on layout – Look for homes with separate living areas, multiple bathrooms, or in-law suites.

✅ Discuss privacy needs with your realtor s/he can help find a balance between shared spaces and personal retreats.

✅ Explore location carefully – Proximity to schools, healthcare, or public transit can be a deciding factor.

Fannie Mae’s latest Home Price Expectations Survey just dropped, and it’s the kind of data my clients need to hear—from me.

🏡 Experts are predicting continued price growth—just at a slower, more balanced pace:

• 2025: +3.4%

• 2026: +3.3%

This post helps you explain what that means in plain terms:

✅ Less frenzy for buyers

✅ Still strong opportunities for sellers

✅ A market that’s adjusting—not crashing

Deciding to sell your home is a big step, but knowing what to disclose to prospective buyers is crucial for a transparent and lawful transaction. Here’s what you should consider:

- Material Defects: Major issues like plumbing problems or a leaky roof can’t be hidden and must be disclosed.
- Renovations and Repairs: Whether it’s a new kitchen or a patched-up basement, keep records and disclose all past work.
- Legal Disclosures: Requirements vary by state but typically include lead-based paint for homes built before 1978 and potential natural hazards.
- Why Disclose?: Being upfront not only builds trust with buyers but also protects you from future legal complications.
