One of the first questions sellers ask me is:

"Should I renovate before I sell?"

Sometimes yes. Sometimes absolutely not.

Before spending money, we should understand:

• who the likely buyer is
• what buyers actually care about
• what improvements may increase value
• what the property could sell for as-is
• whether you'll recover the renovation cost

I've seen owners spend money fixing things a new buyer plans to change anyway.

Don't renovate because you think you have to. Renovate when the numbers make sense.
