National Association of Realtors has issued a statement on a new policy for delayed marketing, giving sellers more options to suit their marketing preferences.

Sellers may chose to list their home as an 'office exclusive', only visible to agents within the brokerage they list with, without it going out to the public sites (Zillow/Trulia/StreetEasy etc), not even agents from other brokerages.

They may also list their homes on the Multiple Listing Service (MLS) making it visible to all agents in that area, without it being published to the public sites for a certain amount of time.

Not everyone wants a For Sale sign in their yard, not everyone wants to have the potentially overwhelming attention to their home, so this gives tools to suit every seller's preferences. It is expected to go into effect in the fall of 2025.

This policy provides sellers and their agents more options and choice when marketing a property, while also supporting fair housing by providing buyers and their agents with equal access to important MLS property information.

New eligibility requirements/restrictions on FHA loans will go into effect by May 25, 2025. Those affected with accepted offers or under contract may be at risk of being denied financing and should try and close asap.

By this date the federal loan program for first time homebuyers, allowing down payments as low as 3.5%, will only be available to permanent residents and US citizens. FHA loans will no longer be available to (legal) US residents without permanent status “to protect the
financial interests of American citizens and ensure the integrity of government-insured loan programs.” (Per below publication)

This will certainly have effect on homebuyers across the US. In my immediate market however, the very tight and competitive NYC area, I expect it to be a not too dramatic change. Despite the obvious high influx of foreign nationals here, in my experience, FHA loan conditions often make it an unattractive option during times of sellers’ markets, whatever the buyer’s residency status. Buyers shopping with FHA loans have already stood very little chance of buying homes here for several years. Sellers in highly competitve markets have the luxury of choosing from offers that are all cash or financed by conventional loans with higher down payments. Both options limit responsibilities for sellers.
