Narrowsburg’s “Flats” neighborhood occupies a particular sweet spot — close enough to Main Street to walk, quiet enough to forget it exists. This 3 bed/2 bath has deeded Delaware River access steps from the property and a garden that functions more like a private park than a yard.

The house was fully renovated: ceilings opened to expose the wood structure; floors laid in warm hardwood; windows enlarged for more light and more green. A fireplace was built. The result is a home that feels considered and highly livable.

The open living area unfolds across three distinct zones. The kitchen anchors one end: generous in scale, with a large island, a peninsula, and a deliberate mix of wood and concrete counters. The living room centers on the fireplace, with a large picture window framing the greenery and a west-facing deck just beyond — think summer sunsets, maybe with a rosé the color of a cloud.

The primary bedroom is ensuite, with a tiled walk-in shower and a private deck off the back. The second bedroom has its own deck as well. The second bathroom takes a different approach: a soaking tub with a wood surround; think candlelit soaks and a glass of bubbly in the bubbles.

A full unfinished basement offers storage or the bones for a game room or home gym. The two-car garage connects directly to the house, with a 240-volt outlet for EV charging.

Outside, mature plantings abound: a commanding willow, old-growth lilacs in spring, hydrangeas past ten feet, a raised-bed garden catching good light, and an outdoor shower for post-river play.

Main Street Narrowsburg is a short walk — restaurants and shops that have quietly made this small river town one of the more compelling Catskills destinations. The Delaware is even closer: a swim, a kayak, or a fly rod if you’re feeling lucky.

New to Market!

OPEN HOUSE
SUNDAY JUNE 7
11-1pm

119 Lake Ridge Rd
Narrowsburg NY

Discreetly tucked behind an arbored, curving driveway, Ridgeview emerges. With direct and distant western views, sunsets are frequent visitors. Built in 2009 by Catskill Farms, the home pairs a timeless aesthetic with modern systems and comfort.

The front porch is the first wonderful detail — think morning coffee and birdsong as a daily ritual. Step inside and the kitchen is on your right, its ceiling reaching upward to create an airy space for culinary magic. Quartz counters and Bosch appliances elevate the experience, and a chic half bath stands ready for dinner guests.

The living room opens toward faraway views. A stone-clad, wood-burning fireplace centers the space — visual warmth in summer, the real thing in the colder months. The dining table sits beneath a country-industrial chandelier and enjoys that same western view. An exterior door leads to the back deck, a perfect spot to take in a sunset, with the grill close at hand for a summer dinner.

Upstairs, two bedrooms share a full bath. The larger looks west toward the distant forest and has a barn-door closet with room to spare. The second easily fits a queen bed and has its own closet.

Downstairs, the lower level flexes to fit your life. With a full bathroom right there, make it a guest suite, den, office, game room, or some combination of all four. You’ll also find a cedar closet, a washer/dryer, and the mechanicals — plus a walkout straight to the backyard fire pit.

The location seals it. Lake Ridge Rd dead-ends, and Main St Narrowsburg is just a 6-minute drive.

Come see me at the open house or schedule a private showing.

406 Kenoza Trail was completed just three years ago and it is in immaculate condition — waiting for whoever is lucky enough to be it’s next steward.

What strikes me every single time I come here is the stillness. Standing on the dock with the water right there, not another house in sight, in any direction. Or up on the deck, the lake spread out in front of you, nobody and nothing but that calm that comes from simply looking at a body of water.

5.5 private acres at the very end of the HOA road. No neighbors in any sightline. No possibility of one either. Just the house, the lake, and thou.

Inside, those Pella windows are doing serious work — enormous panes pulling the tree line and the water right into the living room. Sitting on that sofa watching the birds move through the branches is genuinely therapeutic. And waking up in the primary bedroom with morning light bouncing off the lake onto the ceiling? Come on.

The primary bath is something else entirely — a deep soaking tub set into the wet area with radiant floor heat underfoot and lime-plastered walls giving the whole room a spa feel that is very hard to leave. The three bedrooms are all well-proportioned, nothing cramped, nothing afterthought.

Outside, the grounds have been planted with deer-proof native species and finished with hand-laid bluestone walls and stairs that feel like they’ve always been there — like the Catskills just offered them up.

Asking $1,195,000. Come see it in person — as much as I try, a video can’t really convey the sense of serenity.
