NYC Rental Market Report: May 2023

Rents in both Manhattan and Brooklyn reached all-time highs during May. Leasing activity also rose, which is typical as we begin the traditionally-busy summer season. In the borough of Manhattan especially, this increase in signed leases was focused on ‘doorman’ buildings, which illustrates tenants are seeking and willing to pay for luxury products.

For a multitude of lifestyle-driven or financial reasons, the city is on the move.

31 contracts were signed in Manhattan last week at $4M and above, 8 more than the previous week. It was the second time this year than 30 contracts were signed. Conds outsold co-ops, 19-10, with 1 condop and 1 townhouse in the mix.

Last week negotiability was 2% and the previous week was 10%. (the negotiability stat in this report is the difference betwwen the original asking price and the last asking price before a property goes into contract) Year-to-date, discounts are averaging 8%. To give perspective, 2022 averaged 5% and in 2021, a record year in Manhattan's luxury real estate market, discounts averaged 9%.

The No.1 contract was the 64th floor at 230 W 56th St, asking $14,500,000. This park imperial condo has been on and off the market since 2015, starting as high as $39M and cycling through 3 brokerage firms.

The No.2 was 3D at 50 W 66th St, asking $12,025,000, raised from $10.75M when the condo started marketing off of floorplans last summer.
