Above $2M? Sellers are still in the driver's seat. Cash-heavy demand continues to outpace supply, and the market pulse is holding at +3.42 — above neutral all year. The luxury and trophy tiers ($5M–$10M at +3.00, $10M+ at +3.30) aren't flinching.

Under $2M? That's where rates are doing damage. Higher mortgage costs have thinned the financed-buyer pool, and the pulse has slipped to –0.15 — just below neutral. The wind has shifted toward buyers in that tier.

Here's what this means if you're in the market right now:

Sellers above $2M — your leverage is real. Price it right and it moves.
