Life Expectancy of Major Systems & Appliances

From the humble refrigerator humming in our kitchens to the trusty washing machine dutifully tackling laundry day, appliances are the unsung heroes of our daily lives. Yet, have you ever pondered just how long these indispensable machines are designed to last? Here's some valuable information regarding home appliances and how maintenance can greatly improve their lifespan. Taking proactive steps to maintain your home can help prolong its life!😒

1. Smoke detectors and Carbon monoxide detectors: Most manufacturers of smoke detector recommend they be replaced every ten (10) years. Most manufacturers of carbon monoxide detectors recommend they be replaced every seven (7) years. Of course batteries should be replaced every 6 months.Regular maintenance, such as cleaning the coils and checking the door seals, can help extend its lifespan.

2. Refrigerators: Per US Dept. of Energy, refrigerators will last an average of 12 years. The rule here is: An older refrigerator may be consuming more energy than more modern day options. If your refrigerator is more than 15 years old, it may be inefficient compared to modern day refrigerators and should be replaced. Look for Energy-Star rated model when considering a new refrigerator.

3. HVAC: In Las Vegas we don’t have separate furnace (heating) and air conditioning systems. It’s all-in-one: Heating, Ventilation, Air Conditioning. A well-maintained HVAC system will last many years. Well maintained includes changing filters in a regular, consistent, and timely manner and having the units serviced semi-annually. Air conditioner components will fail long before furnace issues occur. The average life expectancy for air conditioning systems is 10 – 15 years. Heating systems will generally last 20 – 30 years. Newer units with SEER (Seasonal Energy Efficiency Rating) of 14- 16 SEER are more than 25% more efficient and consume more than 25% less electricity than a 10 SEER unit.

4. Water Heater: A water heater maintained in accordance with manufacturer’s recommendations is supposed to last 8 – 12 years. This generally means that the tank is drained and flushed of sediment twice a year. People rarely do this. Sediment build-up in the tank causes uneven heating in the tank, metal fatigue, and that’s what often causes premature failure. Lowering the temperature reduces the effects of the uneven heating and can prolong life.

5. Water Softeners: The life expectancy of water softeners varies greatly. The general life expectancy is 8 – 10 years. The cheap, off-the-shelf units often don’t last long and the high end models can operate well for over 20 years.

6. Clothes Washers: When maintained and cleaned in accordance with manufacturer’s recommendations, washers generally have a life expectancy of 8-12 years. Front-loading machines may have a slightly shorter lifespan compared to top-loading units.

7. Clothes Dryers: Clothes dryers seem to have a life expectancy of 8 – 10 years. Excessive heat greatly contributes to failure of dryers. Excessive heat is often the result of inadequate airflow. Inadequate airflow occurs when the vent becomes clogged. It’s very important to clean the dryer vent no less than biannually.

8. Dishwashers: A well maintained and cleaned dishwasher may last 8 – 10 years. When they do need to be replaced, replacement Energy-Star dishwashers are often more energy efficient and consume less water.

9. Refrigerator and Reverse Osmosis (RO) Water Filters: The life expectancy of water filters and RO cartridges varies dependent on usage. Refrigerator filters should be changed no less than every 6 months. RO filters should be changed once per year at a minimum. Typically, a refrigerator can lst anywhere from 10-20 years. Regular maintenance, such as clean the coils can help extend it's lifespan.

10. Roof’s: Concrete tile roofing is designed to last 50 years. This does not mean that the roof is maintenance-free. In fact, the felt paper (underlayment) has a lifespan of only A licensed Roofing Contractor should review the roof every 2-3 years to repair / replaced wind-damaged tiles and to renew the mineral flashing. A well-maintained composition shingle roof has a life expectancy of approximately 20 years.

11. Range / Oven: Life expectancy of these components differs depending on whether it is gas or electric. Gas ranges / ovens seem to have a slightly longer life expectancy, one of the longest life expectancy appliances in the home. Gas range ovens typical last 15 - 18 years. Electric ones typically last approximately 9 - 12 years.

12. Microwave ovens: With microwave ovens, built-in microwave ovens seem to have a longer life expectancy, 9 – 12 years, than the countertop units, 5 - 7 years.

Of course, the life expectancy of any appliance is greatly influenced by the amount of use it receives and how well it is maintained. In my 21-year career as a home inspector, I have inspected a 21-year old water heater that was in superb condition, and in the same week discovered a 3-year old water heater that was leaking like a sieve.

To achieve maximum life expectancy of any appliance or component they should be maintained in accordance with manufacturer’s recommendations. You may fully expect to have maintenance costs along the way. These figures provided are generalities and should not be considered definitive.

The launch of a major Las infrastructure improvement project. U.S. Department of Transportation Secretary Pete Buttigieg and local leaders (including members of Nevada's Congressional delegation) broke ground on the Regional Transportation Commission of Southern Nevada's Maryland Parkway Bus Rapid Transit Project.

The $378 million project will transform 12.5 miles of Maryland Parkway from, the South Transit Terminal to the Las Vegas Medical District to improve safety and enhance functionality along one of Southern Nevada’s most important corridors.

The RTC has a project website – www.MarylandParkway.com – to provide the community with regular construction updates and real-time traffic alerts on construction.

The Maryland Pkwy. Bus Rapid Transit project will:
🚌Expand Transit Service
🚌Enhance 42 transit shelters
🚌Develop 7 miles of dedicated shared bus-bike lanes
🚌Widen sidewalks
🚌Improve lighting and landscaping

Commissioner Justin Jones and Commissioner Tick Segerblom, both RTC board members represented at the groundbreaking.

Are timeshares really bad or can they be sound investments?

Receiving an inheritance is usually a good thing, but not if it's an unwanted asset.
Timeshares are a type of fractional ownership of vacation properties. When you buy one, you purchase the right to vacation at the property — or sometimes use "points" to vacation at timeshare properties — for a limited amount of time each year.

If someone you love bought a timeshare and they've expressed a desire to leave it to you in their will, you should consider the consequences. You may also have to take affirmative steps to ensure you don't get stuck with one.

Here's why:

The problems with timeshares
Timeshares are often sold based on the premise that you'll have a guaranteed place to vacation without having to go through the labor of performing maintenance on the property.

Potential timeshare buyers are sometimes enticed to attend a sales presentation with promises of free nights in a hotel, show tickets, or other luxurious perks. They’re then subject to a very long pitch designed to wear them down and prompts them to make a purchase.

People sometimes make a purchase without fully understanding all the costs they're committing to. They may not realize that these properties don't appreciate in value like other real estate and are extremely difficult to get out of.

There can be a series of fees associated with the timeshare, or they can be hit with special assessments that make their purchase even more expensive.
It’s important to remember that a person pitching you a timeshare is trying to make a sale, and they’re likely to show you all of the good while distracting you from the bad. This is why many finance experts advise against purchasing timeshares. For example, radio personality Dave Ramsey, who has a particular disdain for timeshares, has referred to them as "legalized fraud" and "the worst industry on the planet."

The devil is in the details, as they say. Always read the fine print.

Getting out of a timeshare inheritance
Many timeshare contracts contain "in perpetuity" clauses that can keep owners on the hook to fulfill any financial obligations for the rest of their lives, which could also pass on to heirs.
If you do inherit an unwanted timeshare, consider filing a "disclaimer of interest," which is a declaration of intent to forgo or relinquish an inheritance. Laws on disclaimers of interest vary by state, so it’s best to do your research first to see if there are any specific requirements, according to Florida-based firm Finn Law Group. Time can be a factor, and you may only have a short window after you learn of the inheritance to file the paperwork.
It's also important to ensure the timeshare company receives a copy of the death certificate so it can stop collecting fees and that the mortgage company, if there is one, receives a copy to stop the timeshare from going into foreclosure, according to timeshare exit company Timeshare Specialists.

Be aware that if there are debts or an outstanding mortgage, the bank and timeshare company may try to collect unpaid funds from the estate.
Lastly, be sure you do not use the timeshare to benefit yourself after inheriting, as this could prevent you from disclaiming your interest, per Finn Law. Also, you may want to warn other family members to file a declaration disclaiming their own interest as well in case the property goes to the next person on the list of heirs after you decline.

Note that filing a disclaimer does not by itself cancel the timeshare contract. The developer or owner association may have to foreclose on the property or terminate the membership in order to remove all obligations, Finn Law says.

By taking swift action, you can ensure that a timeshare you inherit doesn't become a problem that you yourself end up stuck with until you pass away. Don't worry if you hurt your family's feelings in the process — worry about protecting your own finances.

WTF is going on with Real Estate Commissions anyways????

Last month, the National Association of Realtors announced a settlement that would resolve nationwide litigation over claims from home sellers related to broker commissions.

The $418 million settlement, and the practice changes it will usher in, have led some to speculate that real estate agents are at risk of becoming obsolete. As someone who has practiced real estate for 15 years, nothing could be further from the truth.

Members of the National Association of Realtors will continue to be the most reliable partner for the millions of Americans striving to realize the American dream through homeownership.

Specifically, the settlement will prohibit offers of compensation from being shared on multiple listing services (MLSs), the databases that show real estate brokers the properties for sale, and it will require MLS participants to enter into written agreements with their buyers.

These changes will go into effect in mid-late July 2024.

It’s important to note that the National Association of Realtors does not set commissions, and nothing in this proposed settlement would change that. Commissions would continue to be negotiable among buyers, sellers, and their brokers.

The “cooperative compensation” rule that has been subject to litigation says that selling brokers have to specify on each listing an offer of compensation to buyers’ brokers. That offer could be any amount, even zero.

Consumers continue to have options when it comes to compensating the brokers they work with. Some consumers may opt to pay a fixed fee for their broker’s services. In other cases, a seller may offer a concession on the sales price, which could be used by the buyer to help compensate their broker. And in other cases, listing agents may offer a portion of their compensation to buyers’ agents as long as the offer of compensation does not occur on an MLS.

Cooperative compensation, where the compensation a seller pays to their broker is shared, covering the cost of a buyer broker’s services, will continue to be an important option for consumers in all transactions and especially those involving lower and middle-income homebuyers, who may already have a difficult-enough time saving for a down payment.

The bottom line is that consumers will continue to be able to choose what kind of professional real estate advice they’d like–and how much, and how, they will pay for the work of a real estate professional.

Historically, nearly 90% of homebuyers have opted to work with a real estate agent or broker. That figure is unlikely to change.

Even in an era where seemingly everything can be researched and purchased electronically, the clear value added by realtors remains evident. Nine in 10 home buyers would use their agent again or recommend their agent to others.
