Designed with balance in mind, Arboretum Courtyard offers a workplace experience that moves beyond the traditional office.

At its core is a reimagined courtyard — a calm, landscaped setting where people can gather, reset, and connect, whether through a casual meeting, a moment outdoors, or time spent between spaces.

Surrounded by Santa Monica’s energy and within reach of the beach, the campus brings together flexibility, creativity, and community in a way that feels both intentional and effortless.

At Mission Rock, China Basin Park reimagines the waterfront as an active, shared landscape.

Spanning five acres along the Bay, the park is designed with a series of interconnected spaces — from expansive lawns to intimate seating areas and direct shoreline access — each shaped to support how people gather, move, and experience the city.

The design invites a natural flow between built and open space, creating a destination that feels both intentional and effortless. More than a park, it’s a foundational element of the neighborhood — one that brings together design, nature, and community in a distinctly San Francisco way.

Last week we kicked off a new partnership between ZO and Fast Company, focused on the people and ideas shaping the future of work.

The first event brought together a great mix of perspectives, featuring Rachana Bhide of Fast Company, Susan Lyne of BBG Ventures, and Ivy Wu of ClassPass, along with an incredible crowd and energy at The Spiral’s ZO Clubhouse.

This is just the beginning, with more to come across New York City, Boston, and Chicago, bringing bold ideas and curated conversations to the ZO community.

Tishman Speyer has contributed to the Frankfurt skyline for more than three decades.

Our first major Frankfurt development, MesseTurm in 1988, was followed by landmark towers including OpernTurm, TaunusTurm, and Omniturm. At OpernTurm, the iconic Hammering Man sculpture has become a defining piece of public art in the city’s financial district.

Together, these spaces continue to play a role in shaping Frankfurt as a global center for business and culture.

With inspired, world-class art and innovative biophilic design installed throughout the lobby, we are now ready to welcome our customers to The Spiral.

“Meadow,” an installation found in the Hudson Boulevard lobby, features opening and closing flowers from Studio Drift. The greenery hanging from the ceilings, by multidisciplinary designer Sourabh Gupta, infuses imagination and nature into the space—which is further complimented by The Spiral’s verdant, plant-filled terraces. Finishing touches from Space Copenhagen create a welcoming environment for visitors throughout the lobbies.

We recently completed an extensive renovation of 125 High Street building in Boston’s Financial District. This building has been home to some of Boston’s top companies, with three distinctive towers connected by a central atrium lobby filled with contemporary retail spaces. The overhaul allowed us to transform amenities, expand coworking and event spaces through our ZO platform and Studio Gather spaces, and incorporate people-forward lobbies and common areas that further promote community and social engagement. “Our reinvention of our 125 High Street campus is a reflection of the increasing desire of companies, workers and guests for thoughtful human connections and authentic personal experiences,” said Tishman Speyer Managing Director Jessica Hughes, who serves as Regional Director for Boston. “As exemplified by the dramatic transformation of a previously underutilized upper floor of 131 Oliver Street into a shared urban oasis, we were determined to curate thoughtful, experience-focused programming, services and common areas that enrich our customers’ daily lives and bring people together in meaningful ways.”
