Midtown office leasing reached 1.89 million square feet in November 2017, which was 37% above the five-year monthly average. The largest lease in the submarket was accounting firm Ernst & Young’s deal for 604,295 square feet at One Manhattan West in the Hudson Yards.

As you may already know,​ the midtown market is softening because of the new developments in the Hudson Yards, offering a good opportunity for tenants considering early renewals as landlords fear vacancies. Landlords don't want to lose​ ​their tenants​​, so they provide a great concession package, including a new tax base year + escalations, a work letter, and free rent.
