A year older — and this one means more than most.

For an agent, the life of a listing begins months before you even click “publish.” Transforming an outdated home into something that has true buyer appeal, in this case, meant conceptualizing and implementing a furniture design overhaul, eliminating wear and tear with a fresh coat of paint, and digging into the mechanics of the home to ensure everything is functioning as it should. Cheers to my buyers on securing this magnificent five bedroom home for $7,925,000. This deal was particularly fulfilling because we leveraged listing discount trends to my client’s advantage and closed 11.9% below the asking price 🤯 This apartment is spectacular, but it sat on the market for 338 days for one simple reason: it was overpriced.

Data shows that, on average, condos that sit on the market for over 120 days will sell 10% below the asking price. That discount drops to about 6% if a deal is made within 90-120 days on the market, 5% if a deal is made within 61-90 days, and 3% if a deal is made within 31-60 days.

For my buyers out there, don’t overlook a listing that has been on the market for a long time. Think of it as an opportunity to generate an amazing deal with each passing day.

For sellers, this means that pricing right from the start is critical in this market!
