No picture is better than a bad picture.

One of the most common mistakes we see is apartments being brought to market with poor-quality photos. Dark lighting, distorted angles, or images that don’t accurately reflect the space.

The challenge is that renters often decide whether to schedule a showing within seconds of viewing a listing. Professional photography helps insure the apartment is represented the way it’s actually experienced in person: through light, scale, flow, and detail.

It’s one of the simplest investments landlords can make to improve how a property competes online.

Only 3% of commercial real estate today is owned or managed by women.

At Mirador, we think about this often because our story started with a woman who built her career in an industry that has not always made room for women in leadership. She made room anyway.

The reordering is happening: women-owned businesses have grown from roughly 5% in 1972 to nearly 40% today. That's not a trend, that's a structural shift in who holds capital, who makes decisions about buildings, and who's going to be signing the next generation of leases and deals.

We're early in it. And how NYC real estate responds — who gets advised, who gets capital, who gets the appraisal at market — is going to look very different in ten years than it does now.

AI is not going to replace real estate agents.

Here's what it will replace: the 40% of an agent's week that has nothing to do with why they got into real estate.

The disclosure forms. The manual data entry. The CRM logging. The three different versions of the same report for the same investor. The 19-page listing agreement.

Strip all of that away, and what's left? Someone who reads a room. Who knows what a neighborhood feels like at 7am versus 7pm. Who can tell a buyer what their kids' school block is actually going to be like. Who knows which landlord will close on time and which one will re-trade you at the last minute.

That's not replaceable. That's actually the job.

The agent who uses AI well will do twice the work in half the time. The one who doesn't will be buried under it.

A landlord called us about a 36-unit building in Crown Heights. He was convinced he had a slow-market problem. He'd already dropped rents twice. He was preparing to drop them a third time.

We asked for three weeks before he touched pricing again.

The audit turned up something different. The building wasn't mispriced for the market. It was mispriced for the comp set we'd use — a set that didn't exist inside his current broker's database, because it was three subway stops away. The photography was 14 months old. The listing copy was targeting the 2023 renter, not the 2024 one.

None of it was a market problem.

Three operational changes, no concessions, and the building ran sub-2% vacancy 74 days later.

This is why we talk about Mirador as an operating partner, not a brokerage. Most of the time, the fix isn't the rent. The fix is the question.

Clean. The. Windows. This is one of the most overlooked steps before a showing.

It’s a small detail, but one that can meaningfully shape a renter’s first impression. We often see apartments brought to market without this step, and it can impact how light, space, and overall condition are perceived from the moment a prospect walks in.

In leasing, it's an accumulation of small details like this that can make a significant difference in how a property performs. Thoughtful preparation garners preferred results.
