George & Linda began their Real Estate careers in 2010/2011 respectively after serving for almost 25 years with the NYC Police Department. Here are your June Real Estate Statistics for the four Venice ZIP codes (34285, 34275, 34292 & 34293):

June 2026 Market Snapshot

* Months Supply of Inventory: 5 Months
* Average Days on Market: 98 Days
* Sale Price to Last List Price Ratio: 96.4%
* Active Listings:
* June 2025: 1,504
* June 2026: 1,027
* 31.7% decrease in active listings year over year
* Median Sale Price:
* June 2025: $385,000
* June 2026: $400,000
* 3.9% increase in median sale price year over year

These numbers indicate that compared with a year ago:

* Inventory has declined significantly (31.7%), giving buyers fewer choices.
* Despite fewer listings, the median home price increased 3.9%, showing continued price resilience.
* Homes are taking about 98 days to sell on average, and sellers are receiving 96.4% of their final asking price.

This would make a strong one-page market update or Facebook infographic if you’d like to share it with clients.

Little busy yesterday but these are my thoughts on the USA & Freedom.

The Greatest Country in the World… Why?
Because it guarantees us the right to pursue happiness—not happiness itself. This line seems to confuse people as the seem to not acknowledge the first 3 words .

Where I stand today is the result of the choices I’ve made, exercising my own free will.

Some decisions were good. Some were bad. But they were my choices, not someone else’s.

To me, that’s what freedom truly means. The opportunity to chart your own course, accept responsibility for your successes and your mistakes, and keep moving forward.
That freedom is the greatest gift I’ve ever received, and it’s one I’ll never take for granted.
