Cage diving with sharks = Bucketlist item ✅

It was such a great experience seeing the sharks feed up close and personal. Being in the water surrounded by 10+ hungry sharks was surreal and we even got to see a seal swim by and steal some of the fish heads.

Had a great weekend celebrating Mother’s Day in New Orleans with the Mummer and sisters. The food was amazing, people overly friendly and the architecture in the city was so charming, It made me want to start looking at real estate investments down there 🙃

It’s official we have closed on our largest project to date! This 12 unit mixed used portfolio includes a two family townhouse, a 10 unit loft building and six developable lots all within a four block walk to downtown Albany and the capital. We purchased the property for $1.25 million and after developing the vacant, lots and stabilizing the building, the portfolio will be worth $3.8 million. We anticipate the project to take five years from purchase to Development to refinance.

Had an amazing weekend, hiking mount Washington in New Hampshire with some good buds and some good brews. I’m Happy to announce we all survived the 4,200 foot climb/ 8 hour hike.

New book for the month. Anyone else read this one? It’s fictional premise is becoming more and more plausible everyday thanks to NASA and the European Space Agency. It’s definitely an interesting time to be alive 😎

Our next renovation project is in contact. This large 2 family was built in 1888 and will have 2 4-bedroom apartments, with hard wood floors, tall ceilings, private outdoor space and prewar details. We anticipate a 4 month renovation timeline, and 2 month refinancing process allowing us to pull the equity out and move on to the next project. Net cash flow is estimated to be around $1,000/ month and once done with the renovation, we’ll have added $60,000 in equity. 😎The block itself is in a B neighborhood in Albany, NY with many developers active on the block and it’s only a 5-7 minute drive to downtown.
