In August, Miami single-family home market displayed resilience, with median sale prices increasing by 2.3% YoY. However, closed sales dipped by 8%, indicating a more cautious buyer approach. Inventory levels rose to 6.4 months, suggesting a shift towards a more balanced market.

Condo market experienced a surge in luxury sales, with transactions over $1 million rising by 10,8% YoY. Despite this, overall condo inventory increased by 25% leading to longer selling times and more opportunities for negotiation.
