The day you get the keys is your one chance to work with a completely empty house. Most people spend it unpacking. We'd do this first.

Before a single piece of furniture comes in:

Rekey or replace every lock.
You never know who still has a copy of the keys. A locksmith typically costs $80 to $150, or you can replace the locks yourself for around $25 per lock.

Paint the walls.
This is the easiest they'll ever be to paint. No furniture to move, no drop cloths around your belongings, and no cutting in around heavy pieces.

Take care of the floors.
If you're refinishing hardwood or replacing carpet, do it now. It's faster, easier, and far less disruptive before the house is full.

Deep clean everything.
Inside cabinets, baseboards, vents, windows, closets, and every hard-to-reach corner. Consider hiring a move-in cleaning service while the home is empty.

Treat for pests.
It's much easier to spray baseboards, corners, and entry points before furniture is in place.

Find the main water shut-off and label the electrical panel.
If there's ever an emergency, you'll be glad you already know exactly where everything is.

Replace the HVAC filter.
A fresh filter is an inexpensive way to protect your HVAC system and improve indoor air quality from day one.

Install blinds or window coverings.
You'll have privacy on your first night, and it's much easier before beds and furniture are in the way.

Add closet and garage shelving.
Organizing an empty space takes a fraction of the time compared to working around boxes and stored items.

Test every system.
Run every faucet, flush every toilet, test every outlet, and turn on the heating and air conditioning. It's better to discover small issues before you're fully moved in.

Photograph every empty room.
Date-stamped photos can be helpful for insurance documentation and future home records.

Then unpack.

You'll only have to do it once, into a home that's already clean, organized, and ready to enjoy.
