Bayberry North vs. Bayberry South
One of the most common questions I hear is: What’s the difference between Bayberry North and Bayberry South?
Although they’re part of the larger Bayberry vision, they’re not two interchangeable sections of the same neighborhood.
Bayberry North is home to The Village at Bayberry—the more established portion of the development. It offers a mix of home styles along with neighborhood parks, playgrounds, trails, gathering spaces and an established residential setting.
Bayberry South represents the development’s continued expansion and includes several distinct communities:
🏡 The Meadows offers single-family and estate-style homes near Bayberry South Central Park.
🌳 The Ponds is an established 55+ community that is now sold out, meaning future opportunities there will generally be resale homes.
🏊 Parks Edge is another 55+ community with on-lot maintenance and a private clubhouse featuring a pool, fitness center, event space, pickleball and bocce courts. These clubhouse amenities are exclusive to Parks Edge residents.
Bayberry South is also centered around a 70-acre park with an 11-acre fishing and kayaking lake, walking trails and additional outdoor spaces. However, access to particular facilities can depend on the community and HOA.
That last part is important: buying “in Bayberry” doesn’t automatically mean every Bayberry amenity is included. Before purchasing, you should verify the specific HOA, fees, restrictions, maintenance responsibilities and amenity access attached to that property.
