When the Market Feels More Selective

By the time we reach May, the spring market usually becomes clearer. This year, it’s also become more sensitive.

We’re seeing more homes come on the market compared to last spring, which is giving buyers more options. At the same time, broader economic uncertainty and small shifts in interest rates are having a real impact on how buyers behave. Even slight changes in rates affect affordability, and that’s showing up in how quickly buyers move and what they’re willing to pay.

The result is a more selective buyer. People are taking a little more time, looking more closely, and focusing on homes they see as strong value.

That doesn’t mean homes aren’t selling. They are. But the difference is in how they’re positioned. Homes that are well prepared and priced correctly are still moving and often generating strong interest. Homes that miss the mark are sitting longer and, in many cases, adjusting.

We see this pattern most clearly in May. By now, we have enough real sales data from earlier in the spring to understand where values truly are. The market starts to settle, and expectations start to align with reality.

This is also when timing becomes more meaningful. Many of the homes going under contract now are closing in June and July, as buyers plan around summer moves, school schedules, and job transitions.

If you’re thinking about selling, this is the moment to be especially thoughtful about pricing and positioning. The first few weeks on the market still carry the most impact. It’s not about chasing the market, it’s about staying in front of it.
