New Homes Compete Below Resale Prices
It’s not every day that we see new construction homes competing head-to-head with resale prices, but that’s exactly what’s unfolding across the country. Builder incentives are challenging the old assumption that new homes always come with a higher price per square foot. This shift stems from two main supply dynamics: builders are eager to move completed inventory, while many current homeowners are holding back from listing, which keeps resale inventory tight and competition strong. For years, new homes typically meant paying a premium, but recently, builders have responded to market pressures by lowering prices and rolling out more incentives. If you’re weighing your options as a buyer, remember: your negotiation leverage is strongest in neighborhoods where builders have plenty of available homes. In areas where new construction is scarce, resale sellers may still have the upper hand. As always, the balance of power could shift again—if the pace of new-home building slows, these discounts might not last. Having worked my way up from hands-on construction to guiding buyers and sellers as a real estate agent, I’m always focused on helping you understand where real value can be found, rooted in trust, respect, and integrity.
