For buyers, these visible details can be worth noticing during a showing, while a professional inspection can provide a more complete evaluation. For homeowners, catching an issue early may help limit damage to surrounding cabinetry, flooring, or finishes.

Make visible plumbing areas part of your regular home check rather than waiting for an obvious problem to appear.

When viewing a property, consider more than the size of the yard. Look at privacy, lighting, access from the interior, drainage, storage, and how much ongoing maintenance the landscaping may require.

A smaller outdoor area with a practical layout can sometimes be more useful than a larger yard that does not fit your routine. Think about how the space could work throughout different times of the year.

Add windows and doors to your fall checklist before colder weather makes those little drafts much easier to notice.

The Seller’s Disclosure is the form most sellers rush through at the kitchen table. It’s also the one that can follow you after settlement.

Delaware law requires you to disclose every material defect you know about, in writing, before you even sign a listing agreement. Radon test results count, and so does lead paint if your home was built before 1978.

Here’s what most sellers don’t realize: full disclosure protects YOU. Under Delaware law, a buyer can’t sue you over a defect you disclosed before they made their offer.
