National forecasts are mixed but measured: Realtor.com’s midyear outlook calls for roughly 1.2% U.S. home-price growth this year, while Zillow’s July forecast expects typical home values to be roughly flat to slightly lower by year-end.

Here in New Castle County, the latest countywide data show a more balanced local picture: about 1,492 homes are for sale, roughly 11% more than a year ago, and the typical marketing time is about 38 days. The countywide median home price is approximately $389,900, modestly higher than a year ago.

The takeaway is not “buy now” or “wait.” It is to use local, current numbers when making a local decision.
