Mortgage rate relief is helping the housing market as it continues to shift to a buyer-friendly direction.

Active inventory is up 6.8% year-over-year and median prices are down 2.3%. However, buyers remain reluctant while sellers locked into ultra-low rates struggle to move. Homes spend 68 days on the market, with prices down 2.4% per square foot, the lowest on record and marking 19 consecutive weeks of flat or negative year-over-year growth.
