As we step into October,๐ŸŽƒ it's time to take a closer look at how the real estate market in Southwest Indiana performed last month compared to September 2022.๐Ÿ—“
In September 2023, we saw a 4.77% decrease in the number of homes listed for sale. That's a total of 479 homes available on the market.๐Ÿ“‹ The number of homes sold also experienced a noticeable dip, down by 24% compared to September 2022, with a total of 335 closings๐Ÿ โŒ
On a brighter note, the average sales price continued to show growth.๐Ÿ“ˆ However, the rate of increase is gradually slowing down, mirroring the trends we've seen in previous months. This could be an indication that our market is stabilizing as we inch closer to pre-COVID levels.
Homes are spending more time on the market, with an average of 27 days before going pending.โณ This suggests that buyers are taking their time to make decisions and are likely considering various options before committing to a purchase.๐Ÿค”
What does all of this mean for you? If you're looking to buy, the market may offer more choices, but competition is still a factor. If you're selling, pricing your home competitively and having patience may be key.๐Ÿก๐Ÿ’ฒ

Below are the number for July 2023 compared to July of last year.
๐Ÿ  A lot of people that we are talking to are not making a move for one of two reasons:
1. Interest rates are too high. ๐Ÿ“ˆ๐Ÿ’ธ
2. They think home values are too high. ๐Ÿ ๐Ÿ“ˆ
๐Ÿฆ In regards to interest rates, who knows when rates will drop. Many experts are predicting 2025 but they can't guarantee it. Once rates do drop, there will be massive bidding wars. Inventory is tight and buyer demand is being pent up by high interest rates. Once rates drop, there will be a rush of buyers going after the limited supply of homes. You're going to be better off buying now while rates are higher and refinancing later than waiting for rates to drop and getting into a huge bidding war. ๐Ÿƒโ€โ™‚๏ธ๐Ÿ’ฐ๐Ÿ 
๐Ÿ’ฐ In regards to home values, I talked to buyers in 2019 that felt home values were too high and the market would correct. Since then home values went up 9% in 2020, 13% in 2021, 5% in 2022, and now we're at 7% year to date in 2023. This means home values have gone up by over 30% since 2019. The buyers that sat on the sidelines and didn't buy in 2019 may be stuck there permanently. They missed their opportunity to be able to afford homeownership. ๐Ÿ™…โ€โ™‚๏ธ๐Ÿ ๐Ÿ’ธ
๐Ÿก If you can't afford your dream home right now, buy a home that you can afford. Use the home that you can afford as a stepping stone into your dream. ๐Ÿšถโ€โ™‚๏ธ๐Ÿ ๐Ÿ”œ๐Ÿก

Here's a snapshot of the South Western Indiana housing market comparing June of this year to June of last year. Let's dive into the numbers and see what's been happening! ๐Ÿ“…๐Ÿ”

This June, we saw a total of 474 homes listed for sale. This is a decrease compared to June 2022 when we had 690 homes listed. ๐Ÿ“‰ The number of homes sold in June of 2023 was 473, which is slightly higher than the 472 homes sold in June of last year. This shows us that there is still a high demand for homes and that now more than ever is the perfect time to sell! ๐Ÿ“ˆ

The average selling price of homes in June of this year was $243,701, showing an increase compared to June 2022, when the average selling price was $234,483. It's great to see the market reflecting positive growth in terms of pricing! ๐Ÿ’ฒ๐Ÿ’ผ

Homes spent an average of 20 days on the market this past June. This is double the time compared to June of last year, but less time than we saw in the month of May! Buyers are more motivated now as we continue to watch rates slowly climb and home appreciation settle back into normal growth. โฐ

Overall, home values in Southwest Indiana continue to appreciate, and homes that are listed are selling fast! ๐Ÿกโœจ

Compared to May 2022, this past month the market as a whole experienced a 15.75% decrease in the number of homes listed, with a total of 503 new listings. Additionally, there was a 31.58% decrease in the number of homes sold this May, with a total of 364 transactions. These figures indicate a decline in inventory and sales activity in our local market compared to the same period last year. ๐Ÿ“‰

Some homes are staying on the market longer, as the average days on market of 25 more than doubled from the 11 days it was last year. At first glance, this might seem concerning, but the median days on market were 3 days last May and has remained at 3 this May as well.๐Ÿ™Œ This indicates that some homes are taking longer to sell, but they are outliers to the majority of homes on the market.

Overall, home values in Southwest Indiana continue to appreciate, and homes that are listed are selling fast! ๐Ÿกโœจ
