I’m so excited to announce I have joined Stone Ridge Properties!

Having myself a moment…

I’ve been resetting my social media accounts and in doing so, I’ve revisited some of my past content. It makes me laugh. And cringe. 🤣

It also makes me appreciate my house. Like, SO much. You see, a lot of those reels were filmed exactly where I am now. Except the background has improved dramatically.

Last year I removed a half staircase, built a knee wall, removed some bizarre wall tile, and did a ton of painting. And WOW. What a huge difference it made!

There’s still so much to do here and to be honest, sometimes it gets the best of me and I feel totally overwhelmed. If you’re a homeowner, you know - the projects never end. But slowing down for a moment to appreciate what you have today makes all the difference, don’t you think?

My greatest source of pride…

Okay. That might be a slight overstatement, but I am truly proud of my trash. Every week when I drag the barrel out to the curb, I quietly congratulate myself for another successful week of minimal waste production.

Reducing household waste has been important to me for a long time, and I feel like I have kind-of figured it out. Here are a few things I do to keep our trash to one bag a week. Most of the time.

🌟 Reduce consumption - this is the BIG one. Before buying something new, I always ask myself if we really need it. If the answer is “no,” or even “I don’t know,” I don’t buy it. It’s that simple.

🌟 Meal plan - food waste is a huge contributor to greenhouse gases. I’m very thoughtful with my grocery list and only buy food I’m (pretty) confident we’ll eat. Adding curbside composting pick up has also dramatically reduced our weekly trash output, and we get free finished compost delivered in the spring. Win-win!

🌟 Buy second-hand - when we need something, my first question is always, “how can I buy this secondhand?” And I can usually find a way. Not only does it reduce the impact of new goods production and transportation, and packaging waste, but it’s cheaper too!

🌟 Donate and recycle - it’s obviously easiest to dispose of stuff we no longer need with our weekly trash, but often times, there’s life left in these items. There are lots of ways to get our old things into the hands of someone who could use them, and at the very least, much of it can be recycled. It takes a bit of work to do it right, but it’s worth it!

Grateful doesn’t really do it…

In true Northern Girl fashion, I really do love the winter. Walking through the woods with new fallen snow is one of my favorite things. And we have so many beautiful local trails, it’s easy to do!

I’ve had winter hiking on my to do list for quite some time, but for a million and one lame excuses, it was hard for me to get to.

I’m so grateful for for always being up for an adventure and kindly tolerant of my pace. What a day. 🤩

Do you have to be crazy to buy a house in the middle of a New England winter? What about during the week between Christmas and the New Year?

Twelve years ago, the housing market was almost as frustrating as it is today. The market had crashed, and although prices had adjusted and interest rates were reasonable, inventory was impossibly low.

Our home search was long and aggravating. After what seemed like a lifetime, we finally made it to closing day. On Dec 28, 2010, at the tail-end of an epic Boston snow storm, we loaded the last of our Southie apartment into our Uhaul and headed North. But you know how Realtors say “there’s always something”? Well, I promise, there truly is always something. We arrived at the house for our final walk-through to find the sellers, and quite a lot of their belongings, still there; their Uhaul had been snowed in at the lot.

Obviously, the circumstances were far beyond anyone’s control; we decided we were comfortable closing with the sellers still actively moving. So we headed to the closing table, signed our lives away, and headed back to our new home to help the previous owners load their Uhaul.*

Clearly, the logistics of a winter move can present some unique challenges, but it is all manageable. There is great opportunity in the winter market, and with less competition, it is an ideal time for serious buyers to secure a contract on a new home.

I’ve done some pretty crazy things in my life, but buying a house during the winter? That wasn’t crazy. That was smart.

*A Use and Occupancy would have been appropriate to protect our interests since the sellers were still on property at the time of closing. Neither our Realtor, lender, nor attorney mentioned this. Unrelated, I truly don’t remember a single one of their names.
