Good news, just in time for the 250th: the Merrimack spill has been stopped, and the North Shore’s beaches are reopening. 🇺🇸
After a rough week, crews got the Haverhill discharge under control — and Salisbury, Sandy Point, and the Ipswich beaches (Crane included) are back open for swimming, with the rest close behind. Always check the state’s beach dashboard before you dive in.

And the timing couldn’t be better, because this isn’t just any Fourth: July 4, 2026 is America’s 250th birthday!

Newburyport and Amesbury are wide open, and after the week they’ve had, the downtowns would love a great holiday weekend. So go give them one. Walk the waterfront boardwalk at golden hour. Eat on a patio on State Street. Catch the Amesbury Days finale at Woodsom Farm. Hit the shops, the galleries, the breweries. And when the sun drops, claim your spot for fireworks over the water — Gloucester on the 3rd, Marblehead, Amesbury and Salisbury on the 4th.

The median sale price is the most-quoted number in real estate — but it can be the most misleading without digging deeper.

The headline median — which is actually surprisingly similar across all three towns — doesn’t tell the full story. Newburyport, Newbury, and West Newbury sit minutes apart, yet over the last five years they’ve told three completely different stories. Price per square foot is where the truth lives.

🏛 Newburyport — the steady, mature market. The median dipped, but per-foot just hit an all-time high. Sellers, this is your window.

🌾 Newbury — the overlooked value play. Ignore the 2025 spike; the real trajectory is +42% over four years. Despite spectacular value growth, it may still be the best value of the three.

🌲 West Newbury — the deep value play. Price per foot reset to near 2022 levels. Your dollar goes furthest here.

A quiet reminder of the work, stories, and people who came before us, and of the deep connection between place and community that continues to shape Amesbury today.

Following the EmpowerHER Summit in Newburyport last week—surrounded by women building, leading, and contributing in meaningful ways—I found myself reflecting not just on what we do…
