Tuesday Tip…
If you are waiting to buy the house you want because the interest rates are high right now, don’t!! Buy it right now, because in a year, the house you love is going to more expensive to purchase, and you don’t know what the interest rate is going to be a year from now.

Buy the house now. Yes the interest rates are high. There is talk about them going higher before they come down. Do NOT wait.
When the interest rates finally start coming down, when they get to that good number, refinance the house for the lower rate and you will still have the house you love and it will also have built equity in that year’s time ♥️

YOU HAVE TO HAVE A PRE APPROVAL LETTER. Whether it is for land or a house.
You have to show proof of funds if you are making a cash offer.

This is the second step in the process of buying a home.

Once we completed the first step, I work with extremely great lenders that make this process super easy for you. As long as you follow the steps from them to a T! Once you complete the process with my lenders, then you will send the letter over to me and we start the third step of your journey. ♥️

If you skipped the first step and already did this step first, that is OKAY! You are ahead of the game and probably already been searching before you got to me!
Send over the letter, I can help you further the search in the third step.

By sending a “pre approval letter” this sends a message of trust and quality, that YOU as the buyer are willing and able to ensure that you can afford the land or home that you are buying.
Unfortunately you just can’t be all w***y nilly and go look for a home and then try to put it an offer without any proof you can afford the home you just made an offer on.

I will be the first to tell you, for me, when it comes to homes, I have a champagne taste on beer budget for homes 🤣
That means even though my dream home is going to cost me roughly $400,000 , I can not afford that RIGHT NOW because I don’t qualify for a $400,000 home. So I won’t even begin to waste time and drooling over those priced homes.
I won’t do that to you either! I will keep you in budget! ♥️

What is a Buyer Broker Agreement or BBA or just BA?

- It is a form that I as an agent, send to you, so we can exclusively work together and communicate.
It states that I as an agent, have a responsibility to you as client to work within our boundaries and system to ensure you get the best outcome of your selling/buying process.
It states you as a client, can only work exclusively with me and my broker.
When we sign it, we are both trusting each other to put in and do the work of the steps and process and find you and your family a home or land, of your desire.

Now, this form is at NO cost to you to sign. How cool is that❣️
It is merely just stating that you and I as client and agent have a trusting and mutual agreement to work together as a team.

Once we both sign the agreement, we can get started on the journey together.

So, if you contact me and say “ Hey, Orlynda! I would like to go about selling/buying land or a home, can you help me with that?

Absolutely, I can. I will need your email so I can send you the broker agreement for both of us to sign, so we can get started!!! ♥️
