Summer months reveal some serious issues that may not be present the rest of the year. This home had a crawlspace with a dirt floor. The insulation and framing was completely saturated with moisture. This is an indicator of multiple different issues but the most common is lack of ventilation. I see homes that have well tanks, water heaters and heating equipment installed in the crawlspace to add useable living space. Very often the crawlspace vents are sealed or removed to keep the space warm in the winter and avoid freezing pipes. While this may work in the cold months it does not during the hot humid summer months.

One of the most common defects found in an electric panel is a double tapped breaker. If your home has a double tapped circuit breaker, this means that two wires (conductors) are connected to one specific circuit breaker or one terminal on the same circuit breaker. You may also hear this condition referred to as a “double lug.”
However, the existence of this condition does not always mean that you have a problem. Some circuit breakers are designed to hold two wires. If this is the case, your circuit breaker will note this clearly, and the circuit breaker’s terminal will be designed to accommodate both wires.
Only certain manufacturers of circuit breakers—such as Square D and Cutler Hammer—produce circuit breakers that can accommodate two wires. It’s important to note, though, that not all of their circuit breakers have this function.
The picture is of a Square D breaker that is made for two wires. The issue here is the third wire into the terminal.
With two or sometimes more wires connected to the same breaker or terminal, the circuit breaker could overheat. If the two wires are not fastened tightly enough, this could result in arcing. A fire may also occur if your circuit breaker is double tapped.

I get phone calls all the time from home buyers asking if they really need a home inspection. I run through the list of items that will be inspected. When I hit the plumbing system some buyers say that they didn't see anything leaking. The photo is from one of those clients that was questioning the need for a home inspection. A leaking waste pipe was located in an area the buyer never looked. As with all home inspections they are a visual inspections only. The buyer does not own the home and can't give permission for invasive methods. This buyer was referred to have the waste system further reviewed by a licensed plumber. The request to have the waste system reviewed was made to the seller and it resulted in finding an almost completely clogged sewer line. The issue was taken care of by the seller saving the buyer thousands of dollars. The buyer spent about 1/10 of a percent of the purchase price to save thousands of dollars.

During inspections limitations on areas that can be seen always occur. Sometimes these limitations can be overcome and show some very important details. On this inspection signs of water intrusion were observed in the basement. Once drone photos were taken we were able to determine that a chimney specialist should further evaluate the chimney and crown. Our client avoided an unknown future repair bill that could have been very expensive in the future. The repair needed was minor in comparison.
