According to a Redfin analysis of 2025 MLS data:
• 62.2% of all homebuyers paid below list price — the highest share since 2019
• Those who negotiated saved an average of 7.9% — the deepest discount since 2012
• That’s worth roughly $31,592 on a typical home
• 68.1% of condo buyers paid below list price, averaging an 8.1% discount
There are currently a record 47% more home sellers than buyers — giving buyers real negotiating power. Don’t write off homes slightly above your budget. There’s a good chance the seller will negotiate.

According to Compass Chief Economist Mike Simonsen, the mortgage rate lock-in effect is beginning to ease — more homeowners now hold mortgages above 6% than below 3%. But the bigger factor holding back household mobility in 2026 isn’t rates. It’s job market confidence.

Mortgage rates just hit their lowest point since September 2022. 📉
For the week of February 19, 2026 (Freddie Mac):
• 30-year fixed rate: 6.01% — down from 6.09% the prior week
• Refinance applications rose 132% year-over-year (week ending Feb. 13)
• Purchase applications were up 8% year-over-year
• Pending sales in January fell 0.8% from December and 0.4% from a year ago
• Fannie Mae revised their 2026 home sales growth forecast to 5.1%

New construction is slowing — and that matters for the overall housing supply. 🏗️
The NAHB builder confidence index fell to 36 in February 2026 — down from 37 in January — marking the 10th consecutive month below 40. High land and construction costs continue to weigh on new single-family building.
By the numbers (NAHB / U.S. Census Bureau):
• Estimated 943,000 single-family starts in 2025 — down 6.9% from 2024
• Single-family permits: 909,600 in 2025 — down 7.4% from 2024
• Homes under construction in December 2025: 587,000 — down 8.4% year-over-year
Less new supply means existing homes carry more value. If you’re thinking about selling, this is worth knowing.

The barrier to entry is getting lower. Here’s what December 2025 data shows (Redfin): 💰
• The typical down payment fell to $64,000 — down 1.5% year-over-year
• That represents 15.2% of purchase price, down from 16.7% a year earlier
• All-cash purchases dropped to 29% — the lowest December share since 2020
• FHA loan share came in at 14.4% — the lowest December share since 2021
What this means for you: cash buyers are pulling back, which gives financed buyers more room to compete. And with smaller down payments becoming the norm, buying a home may be more accessible than you think.

Some markets are seeing home prices flatten or dip slightly right now. But over the next 5 years, national price growth is expected to rise overall, just at a slower pace than we’ve seen in years past. And that’s not a sign of a crash.
Over 100 housing experts agree: nationally, home prices are expected to keep going up through 2029, just at a more moderate rate. And that’s a good thing.

It’s getting a bit easier to qualify for a mortgage right now.
The Mortgage Credit Availability Index is rising, meaning more people are able to secure financing for a home loan - even with lower credit scores or smaller down payments. In fact, it’s easier to get a loan now than it’s been in almost three years.
But we’re still well below where qualification levels were just a few years ago, so it’s not too easy. And because lending standards are still solidly in check, there’s no sign this will lead to risky loans or another crash.
Lenders are trying to boost activity in the housing market, and that gives you an opportunity. You may qualify today, even if you didn’t a few months ago. Talk to a lender to see what’s possible.
