Connecticut Market Update (Week of Dec 5th)
Inventory is LOW and prices are HOLDING strong across CT.

Key Stats This Week:
• New Listings: 352 (–47% WoW) → Sellers aren’t listing.
• Under Contract: 306 (–38% WoW) → Fewer buyers writing offers.
• Active Inventory: 4,538 total → Still one of the tightest markets in the U.S.
• Median Price: $425,000 → Up 9% YoY.
• Median Days on Market: 21 → Homes still move quickly.
• Months of Inventory: 1.74 → Firm seller’s market.

🔥 Bottom Line:
CT is still a low-inventory seller’s market. Well-priced homes are selling fast, even as fewer buyers shop. If you're planning to buy or sell in 2025, strategy matters more than ever.

One of the benefits we have for being with The Miale Team at Keller Williams is we constantly evaluate what is happening with the market.

While we are seeing an uptick in new listings coming on the market, we haven't seen that inventory stay on the market.

March of 2024 marked the lowest number of Single Family homes in CT for sale with 4,728. July ended with only 4969.

In comparison. In March of 2024 we had 30,471 homes listed and 32,614 in July 2025.

With the increase of listings coming on the market we could see a balancing of the market we haven't seen since 2019. A balanced market typically sees about 6 months of inventory at any given time, we are currently at 2.3 months.
