MUSTANG RANCH- Under Contract

Days Like this are my favorite! We are on vacation in Maine... Yet representing my Client and the Buyer as a Customer we have also just gone Under Contract on Mustang Ranch!!!! It is such a Blessing From God to love what I do so much that while on vacation Deals get done! Here is something every landowner should know: land does not have to just sit there. It can work. Managed timber on a cycle, hunting and recreation leases, ag and pasture leases, and a smart food plot and habitat plan all put a tract to work, and they raise both the enjoyment and the value.

The prettiest tract can hide costly surprises. That’s why we walk every buyer through real due diligence before they ever sign.

Before you buy land, make sure you’ve covered these five things: clear title and easements, a professional boundary survey, confirmed legal access, water, soils, and flood history, and a full picture of mineral rights and zoning.

If you’ve inherited land and you’re not sure where to begin, take a breath, you don’t have to figure it all out and you don’t have to do it alone.

Here’s where I’d start.

Get a real valuation, not a guess, not a number a neighbor threw out. Know what the land is honestly worth before you make a single decision.

Ask about the stepped up basis, when you inherit property, its value for tax purposes is often reset to what it was worth on the day you inherited it, not what your folks paid years ago that can change what you’d owe if you sell, sometimes by a lot. Your CPA can walk you through your situation.

Know the carrying costs. Taxes, insurance, upkeep, they keep running while you decide, so it helps to know what you’re holding.

Get the family aligned, the hard moments usually aren’t about the land. They’re about everyone being on the same page.

Do those four things and the path forward tends to get a lot clearer.
