Hogansville has quietly become one of the more interesting small-town options in west Georgia — especially for families priced out of Newnan and Peachtree City.
At a meaningfully lower price point, with a walkable historic downtown and a growing local-business scene, Hogansville is attracting a very specific kind of buyer in 2026.
I just published a complete relocation guide for families considering the move.
🏡 What's inside:
✔️ The price story is real. Median Hogansville home prices run $225K–$325K — well below Newnan's ~$415K and Peachtree City's $500K+. For families with a $300K–$400K budget, Hogansville delivers more home, more land, and more savings than pushing into a lower tier of Newnan.
✔️ A real walkable downtown. Hogansville Highway Grill, The Hummingbird, local coffee spots — and the annual Hummingbird Festival that draws regional visitors. It has the small-town feel families cite as the reason they leave bigger suburbs.
✔️ Larger lots, more space. Hogansville consistently delivers more square footage and yard per dollar than comparable price points in Newnan or PTC.
✔️ Access without the commute premium. I-85 puts LaGrange, Newnan, PTC, and Hartsfield-Jackson all within reach. Most residents commute to LaGrange, Newnan, or the West Point Kia/supplier corridor.
✔️ Schools and the honest trade-offs. Troup County Schools, with Hogansville Elementary and the Callaway Middle/High feed. I cover what to expect.
✔️ Who thrives here — and who doesn't. Hogansville isn't a fit for buyers who need major retail within 5 minutes or commute daily into downtown Atlanta. It's an excellent fit for remote workers, Troup-based employees, and families wanting more home for their dollar.
If you're comparing Hogansville against Newnan, Senoia, or LaGrange and want a real side-by-side at your budget, I'm happy to walk you through it.
